Property Description for 43 Douglass Street

Don't miss this rare opportunity to move right into a 25' wide brownstone on one of Cobble Hill's most coveted tree-lined blocks between Court and Smith Streets. In addition to the magnificent scale and location of this 4500 SF light-filled townhouse, it has also been renovated in the last few years and offers passive income to help you pay your mortgage while you decide whether or not you even need the entire home for your family down the line. Currently configured as a 3-family, 4-story home with an additional finished cellar, it offers an owner's triplex on the parlor, garden and cellar levels, plus two 2-bedroom apartments on the top two floors. It is very important to note that the owner's triplex alone offers an unexpected 2750 SF inside (not even including the finished cellar) PLUS a private garden accessible from both the garden and parlor levels, and a charming sunroom off the parlor for year-round indoor/outdoor living. Replete with charming original details including hardwood floors, wainscoting, a woodburning fireplace, and exposed brick, the kitchen and bathrooms in the owner's triplex have been renovated with modern convenience in mind and also includes a split AC system. A large designer kitchen is awash in light and abundant in storage and prep space. Perfectly located off the back parlor in a sizable extension with a skylight, you will enjoy a large L-shaped kitchen with a generous dining island that includes pendant lighting, white Quartz countertops, stacked subway-tiled backsplash, handsome flat-paneled Italian wood cabinetry and a suite of professional appliances. The kitchen is so large that it even accommodates a dining table! Step from the kitchen to the sunny conservatory, and then right down into your verdant garden complete with bluestone patio and ample gardening beds and mature plantings. Oversized windows from the kitchen provide a picturesque garden view. The front of the parlor floor looks over the leafy green block and is a loft-like wonder with 12' ceilings and enough space for a formal dining area adjacent to the kitchen, and a voluminous living room where furniture can be grouped around the period original marble-mantled woodburning fireplace. Enjoy every season in this generously proportioned home! A renovated powder room has been lovingly restored with mosaic floors and Kohler fixtures. The garden level of the owner's triplex offers three bedrooms plus a home office, two full bathrooms, and an additional walkout to the garden. Both bathrooms on this floor have enjoyed updates and include marble tiles, a freestanding tub in the guest bath, and a windowed glass-enclosed shower in the primary bath. With a quick redo, the primary bath could be moved to the home office area and the primary bedroom could be enlarged magnificently. Head down to the renovated cellar where you will enjoy an additional home office, generous laundry room, and clean and dry storage. The owner's triplex is vacant and ready to be moved into! The top two floors of this property are currently set up as charming 2-bedroom apartments, both with laundry. The third floor is rented for $3800 until April 30, 2024, and the 4th floor is currently vacant. These two floors provide ample opportunity for the single-family dreamer to create 4 to 6 bedrooms and an additional 2 or 3 bathrooms for a mansion-sized 1-family townhouse down the line. Or keep as-is and enjoy approx. $8,000 in income every month from two very desirable apartments flooded with light and also filled with original details, skylights, hardwood floors, and updated kitchens and baths. Situated on one of the most desirable blocks in all of Brownstone Brooklyn, you can enjoy the amenities of Court and Smith Streets just a block in each direction that include Union Market, numerous award-winning restaurants, boutiques, schools, galleries and cocktail lounges, plus the F/G trains on Smith Street and Carroll Park. This is a must-see!

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
