Property Description for 509 Pacific Street, 3-J

MINT TWO BED TWO BATH PLUS BONUS ROOM IDEAL FOR A NURSERY OR A LARGE HOME OFFICE IN THE HEART OF BOERUM HILL. 509 Pacific Street is a ground up, Beyer Blinder Belle designed condominium directly adjacent to the historic blocks of landmarked Boerum Hill. With only 38 units total, this full service building offers residents a private and peaceful location nestled amongst the most dynamic Brooklyn neighborhoods. Residence 3J is a north-facing, 1,142 square foot 2-bedroom, 2-bath with a unique layout that includes a completely separate room ideal for a variety of uses. If you need a nursery, a dedicated home office or a massive walk-in storage space, 3J’s desirable layout gives you the optionality to create more utility out of this well laid out two bedroom and increase functionality in several ways. Defining features include lofty 10 ’6’’ foot ceilings, 8-foot tall Wausau windows built for sound attenuation and exterior noise reduction and highly unusual for new construction: a vented dryer and a vented kitchen hood. The moment you enter into 3J, your attention is drawn to the treeline exposures facing north. Separate dining and living areas are ideal for entertaining and they are anchored by a highly functional, beautifully customized kitchen featuring an all-Miele appliance package, a vented hood, Calacatta stone countertop and backsplash and hand-selected walnut wood cabinets with integrated cove lighting. There is also a built out floor to ceiling pantry directly off the kitchen. Down the hall are the home’s two bedrooms. The primary bedroom features a four-fixture bathroom clad in Calacatta with a double vanity, custom mirror and lighting and a large walk-in shower. Additional features include a fully outfitted walk-in closet and custom window treatments. The second bedroom is 10’ x 10’, also faces north and has a large closet. At the other end of the hall is the second full bathroom with custom vanity, a deep soaking tub and shower combo and marble finish. The washer/dryer is vented and full size and to top the apartment off, there is a completely separate room tucked away from the rest of the home which is currently being used as a nursery. 509 Pacific Street was developed by Hopestreet and completed in 2018. Building amenities include 24-hour doorman service, beautifully landscaped rooftop terrace with expansive views, attended on-site parking available for residents, dramatic double-height lobby with custom dyed polished concrete floor and paneled ash-white oak walls, state-of-the-art fitness room, resident’s lounge available for daily use as well as private events, children’s playroom and library, pet spa and convenient bike storage. This is your chance to live in one of Brownstone Brooklyn’s most sought after neighborhoods in one of the the only full-time doorman condominiums within prime Boerum Hill. The Hendrik is also a super convenient address with literally every subway line within one block of the building.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
