Property Description for 31 East 2nd Street

Enjoy a serene Windsor Terrace lifestyle in this early 20th century two-family townhouse tucked away on a charming tree-lined street. The home begins with a stone-paved garden patio and new facade with black siding and warm walnut accents. A pair of self-contained units offer ample opportunity – the home can be converted to a single family for an expansive living experience, for income-generation, hosting relatives or guests, or a live-in and rent set-up. The 2-bedroom, 2-bathroom duplex begins with a formal living room that leads into a large den with a wall of closets. The den can easily be used as a formal dining area. Past the den and a guest bedroom is a bright eat-in kitchen, a windowed full bathroom, and access to multi-level backyard deck with privacy fencing and plenty of room for dining and lounge areas. One level down is a huge primary suite with its own entrance, a huge den/sitting room, and a full en-suite bathroom. There is also a large laundry room with a side-by-side washer/dryer. On the top floor is a separate 1-bedroom, 1-bathroom unit that can be rented out or used as a guesthouse. Saturated with natural light, the space has a gorgeous living and dining area with gleaming hardwood floors and a lovely window seat. The bedroom has private closet space, and a bonus room can be used as a den, home office, or library. The sun-splashed eat-in kitchen overlooks the backyard, and the windowed full bathroom has a deep tub. The backyard is the oasis that you have been searching for. It has privacy fencing surrounding it making it the perfect escape from city living. With a separate outdoor living and dining area, the perfect entertaining space awaits! 31 East 2nd Street sits in a quiet Windsor Terrace enclave just a few blocks from the Parade Ground and Prospect Park. There are plenty of cute cafes and trendy restaurants close by, and the F and G subway lines offer a seamless commute to North Brooklyn, Queens, and Manhattan.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
