Property Description for 425 Park Ave South, 15-A

Spacious and sun-filled, this over-sized corner one bedroom home with 11 foot ceilings and two walls of windows, in a pre-war doorman building, is situated both on the tip of The Flatiron District on Park Avenue South and 29th Street, as well as in the heart of NoMad and is too good to resist. Perched high on the 15th Floor, there are 8 large windows along two walls, inviting bright sunlight all day long through North and Western exposures, boasting tremendous city views, including the beautiful and classic Chrysler Building and spectacular and modern One Vanderbilt. The wonderful layout affords various design options, including creating a second bedroom or windowed office in the jumbo-sized living room. There is a designated dining area, a king sized bedroom with a walk-in closet and a dual-entry bath that offers a view of The Empire State Building. Freshly painted, this wonderful home awaits your personal touch. Park South Tower is a formerly commercial, pre-war, loft-style building that today has an almost full-time doorman (Mon-Thu, 8A-1A, Fri-Sat, 8A-2A & Sun, 10A-2A), Free Laundry on each floor with only 3 residences on 15, a live-in super, complimentary shared storage just down the hallway and a tremendous, furnished and planted roof deck with sweeping Landmark NYC views. Close to everything NoMad has to offer, from nearby Eataly and a brand new Whole Foods right around the corner to Madison Square Park with its many art installations and events, and a myriad of restaurants, bars, cafes and all transportation, the location cannot be better. Assessment of: $222 a month for Local Law 11 work, until December, 2025. Pieds-a-Terre, co-purchasing is permitted. Pet Friendly! Don't miss.

NoMad | Manhattan

Quick Profile

NoMad, North of Madison Square Park, is a rectangular swath of land that is bordered by East 25th Street to the south, East 29th Street to the north, Sixth Avenue to the west, and depending who you ask, Madison or Lexington Avenue to the East. It’s had its acronymed name for over two decades but not every New Yorker calls the neighborhood NoMad.

Historic architecture, trendy hotels and restaurants and high-priced apartments - NoMad wasn’t always the coveted neighborhood that it is today. It’s gone through many transformations over the years. Including a red light district known as the Tenderloin in the 1880’s. It was a popular shopping destination and a place where high society held court in the mid 19th century. It was part of New York City’s Silicon Alley in the 1990’s.

As of lately, world class chefs and restaurants have moved into NoMad. It’s tied with Midtown Manhattan for having the most Michelin stars (six stars to date). Besides NoMad’s architecture, nightlife, and restaurants, we can’t forget the added perk of being close to other great neighborhoods and cultural institutions. NoMad’s central location makes it easier to get just about anywhere in the city. You can walk to Chelsea, West Village, Union Square or Grand Central Station in no time at all. The N, R, 1, 6, B, Q, F, and M are very close or just a few blocks away. Penn Station is also within walking distance.
