Property Description for 9111 Colonial Road

Come home to Colonial Road...

Opportunities Abound, in this fully detached bright and airy home with its own private and gated driveway, 2-CAR GARAGE, and multiple outdoor spaces.

As you arrive you'll find yourself immersed in one of the quietest and picturesque sections of NYC, and at a residence that has been home to the same family for close to 30 years and the site of many happy occasions.

While currently configured as a legal two family residence, 9111 Colonial Road was originally built as a one family home and can easily be converted back by simply embracing one of several potential layouts.

You'll find that this home has a graceful open layout with beautiful original parquet floors and wood molding and doors that add warmth and subtle charm throughout the entire house.

Surrounded on three sides by windows, the open living and dining areas on the first floor are perfect for both day-to-day living and entertaining, and the archway between them gently punctuates the space creating an open yet distinct feel amongst the rooms. Just beyond the living and dining rooms are a windowed kitchen and a full bathroom, followed by a sun-filled family or guest room, as well as access to your backyard and flexible English-basement that is suited for any of several uses such as a den, home gym, office, hobby space, playroom, etc.

On the second floor you'll find sunlight streaming in throughout the day from the windowed hallway and many other windows on this level, along with 3 spacious rooms with treetop and open sky views - two generously-sized bedrooms and a third room that can easily be converted back to a bedroom - a large windowed bathroom, original parquet floors and access to attic storage.

Your English-basement provides an additional family or guest room with its own windowed three-quarter bathroom, a hobby and laundry room as well as storage, and can be reconfigured to allow any number of layouts and uses.

Let's not forget about the generous amounts of private outdoor space, which total just over 2,000 SF and include a large backyard-patio area with a screened sunroom, a covered front porch and planted garden area, not to mention your private driveway. Enjoy your morning coffee or an evening cocktail in one of your outdoor spaces or host a get together.

The quaint and small town-like nature of Bay Ridge - situated in one of the busiest cities in the world - never ceases to enchant people who visit and is also one of the reasons why, generation after generation, people have chosen to remain local when choosing a place to call home. This vibrant, well-maintained waterfront community also offers a great variety of restaurants, bars, markets and beloved mom-and-pop shops to frequent, and is home to some of the nicest parks and views where you can enjoy all sorts of outdoor activities, such as a walk, run or bike ride along the waterfront promenade, fishing off the piers, a pick-up game of baseball, soccer or basketball and even skateboarding and sledding.

9111 Colonial Road is just one block from the express bus to Manhattan and a short distance to both the R train and access points to local highways and the Verrazano Bridge.

Property sold as is and delivered vacant.

Fort Hamilton | Brooklyn

Quick Profile

Fort Hamilton has the unique distinction of being both a military base and a neighborhood in Brooklyn. Well, technically it’s a sub-neighborhood of Bay Ridge.

Named after founding father Alexander Hamilton, the neighborhood sits in the southwestern corner of Brooklyn and it’s about a square mile in size (give or take). Its boundaries are 86th Street to the north, Belt Parkway and Fort Hamilton military installation to the south, 7th Avenue to the east, and Shore Road to the west.

The area was originally inhabited by the Canarsie Indians and later settled by the Dutch in 1620. A few decades later, thanks to land grants from Governor Peter Stuyvesant, Cornelius Van Werckhoven from the Netherlands purchased what is now Bay Ridge and Fort Hamilton for a very small amount of money.

The area remained an isolated stretch of rural land until the electric trolley line was introduced to Brooklyn in 1892. The trolley connected various points of Brooklyn and Fort Hamilton soon flourished. .

Fort Hamilton and Bay Ridge experienced waves of immigration and just like other areas of New York City it became a true melting pot. Irish and Italians immigrants made their way to the neighborhood in the early part of the 20th century followed by Syrian and Lebanese immigrants in the 1950s. More recently, Asian and Arab-Americans call Fort Hamilton home.

Modern-day Fort Hamilton may not have the cool factor that other Brooklyn neighborhoods flaunt but there are many trade-offs. It offers tree-lined streets and friendly neighbors. Most residents will tell you it has a small-town feel with the added perk of affordable housing. Fort Hamilton’s proximity to the Verrazano-Narrows Bridge and access to Manhattan-bound trains make it a very commutable neighborhood.
