Property Description for 70 East 10th Street, 2-J

Opportunity awaits you at the famed Greenwich Village, full service co-op, The Stewart House. Bring your Contractor (photos are virtually staged) to this incredible opportunity to create your perfect southern facing extra large 2 bedroom, 2 bathroom home, overlooking one of the prettiest gardens in New York City. This sun drenched home offers an incredible layout with an extra long and wide living room (28'7" x 14'), separate dining area and a windowed kitchen which can be opened to create the perfect entertaining space. On the other side of the home are your 2 Extra large bedrooms. Enter through your hallway to the first bedroom, a spacious 17'8" X 10'10". There are 2 walk in closets in this bedroom which can also be expanded by incorporating the 2 hallway closets with them. Right outside of this bedroom is the corresponding bathroom, also accessible to guests. Continuing down the hallway, you will find your extra large primary suite. The bedroom area is 19'9" X 12' and includes a dressing area 8'6" X 5'6" plus 2 large walk-in closets and room to add another. The en-suite bathroom also has the option for expansion. An incredible opportunity to create your dream home, in a dream building in a dream location. When you consider its superb location, amenities, services, comfort and style, the Stewart House literally has no equal. At 10th Street and Broadway, the building anchors the eastern end of Greenwich Village’s famed “Gold Coast.” It stands directly opposite Grace Church, one of the architectural jewels of the city, and just steps away from both Washington Square and Union Square, with its transportation hub and famed green market. Stewart House is right in the heart of the city’s thriving tech center. A grand, circular porte-cochère driveway (among the city’s first) leads to an elegant lobby that flows out into a beautifully landscaped rear courtyard, one of the largest private gardens in Manhattan. Erected in 1960, the 21-story Stewart House prides itself on being a premier, full-service building. It was designed by noted Manhattan architects Sylvan and Robert Bien, who were known for their generous use of space. Stewart House is one of only three luxury residences in the Village built as a co-op, featuring one- and two-bedroom apartments with gracious, 1,000-1,500 square foot layouts that provide exceptional closet space. The long list of Stewart House amenities includes: 24-hour doormen, full-service fitness facilities, parking garage with direct building access, laundry facilities, children’s playroom, package room, private storage, bike storage, a live-in resident manager and a full-time, on-site property manager. Responsible financial management has enabled it to keep maintenance charges low while investing millions to improve quality of life and shareholder value. And there is one facet of life at the Stewart House that can’t be found on a balance sheet: the strong feeling of community, a sense of shared experience and connection that residents find, in a word, incomparable. This co-op requires 30% down, (up to 70 percent financing) and welcomes all NYC primary residents. There is a 2% flip tax and also an assessment of $200/month through June 2024.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
