Property Description for 368 West 117th Street, 1-E

THE DEAL FELL THROUGH! BACK ON THE MARKET AND SHOWING! Welcome to your South Harlem sanctuary! This legal 2 bedroom is currently configured as 3 bedroom corner duplex condo! From the moment you walk into this 1040 sf oasis you are filled with privacy and harmony. Facing a lush and pleasant courtyard, this unit has a feeling of a suburban home rather than an apartment in the middle of Manhattan. Beautiful hardwood floors give this residence a delightful and warm feel and the peace and quiet resulting from facing away from the street make the rooms very accommodating and comforting. Long corridor from the entry foyer leads you into a spacious living room with 3 windows. Recently renovated kitchen features elegant countertops and cabinets, oversized fridge, deep sink, full size dishwasher and tasteful finishes. The bedroom downstairs can easily be turned into a bedroom + home office which presents an attractive arrangement for people working from home. This two-story apartment has bedrooms on separate floors, and each floor offers an updated full bathroom with modern fixtures, vanities and bathtubs. This home features washer and dryer in the unit and abundant closet space. This unit is also sold with an additional private storage space in the basement at no extra cost! The building is located at the corner of Morningside Avenue and W 117th Street, across the picturesque Morningside Park with fitness paths, brand-new playground, dog run and basketball and baseball courts. There's a live-in super, free secure bike storage, community room with kitchen and bathroom and a private garden and courtyard for the residents of the building. The common charges are very low and a 34-year tax abatement ends in 2039. Morningside Court Condos has a virtual doorman, video security and is wheelchair accessible. C and B trains are 2 blocks away, and Columbia University is across the park. At this point, this is required to be a primary residence and subletting is not allowed. Pets are allowed! Call, text or email to schedule a visit!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
