With oversized windows that look out to open unobstructed views, this home is pin-drop quiet and tranquil. Ideal for wonderful entertaining, the open plan kitchen overlooks the large living room, and the apartment features beautiful wood floors throughout. The white, sleek, and modern kitchen features high end appliances including a Thermador range, Electrolux dishwasher and Liebherr refrigerator, and an abundance of cabinetry and a food pantry. The master bedroom is the largest you will find, with more than enough room for a sitting area, it also has super-sized windows mimicking the living room. The en-suite spa-inspired bathroom features a double vanity and modern wet room with free standing soaking tub and shower encased in glass. The master bedroom’s expansive walk-in closet is like another room and has been luxuriously designed with custom built-ins. The second bedroom/home office is spacious and has been magnificently designed with frosted sliding doors that can be left open for a more open loft feel or closed for privacy. This room has yet another walk-in closet! The second bathroom can be accessed from the second bedroom/home office or the hallway. This bathroom features a large mosaic tiled shower and over-sized vanity, and has the same soothing grey, white and brown color palette as the master bathroom. The foyer with its high ceilings is great for art work. At the end you will find a large laundry room with a high capacity washer and dryer as well as more custom shelving and storage. If this wasn’t enough, there is also additional storage in the attic above the second bedroom/home office.

Arris Lofts is LIC’s only true residential Loft building. Once the Eagle Electric factory it was completely architecturally gutted and redesigned by famed architect Costas Kondylis as a luxurious condominium. Entering the condominium you will be greeted by a 24 hour doorman and concierge, and impressed by the expansive lobby with its polished concrete floors and centrally placed fireplace. The lobby also overlooks an interior Zen garden with pond. Amenities in the building include a 8,700sq.ft fitness center with an indoor salt water pool, sauna, private massage room and fully equipped gym, a 6,000 sq.ft landscaped terrace, a 3,300 sq.ft recreation room with children’s playroom and pool table. The building is pet friendly and has a private garage as well as being adjacent to municipal parking.

Located in the heart of Long Island City in Court Square, The Arris Lofts is a block from the E, G, M and 7 subway trains and one stop from Manhattan. It is also a short walk to the N, R and F subway lines. Nearby is Murray Park with it’s fabulous shaded children’s playground, a dog park, soccer fields and a basket ball court. Also in walking distance is Gantry State Park. Trader Joes is now around the corner as is Target and Food Cellar. Restaurants and coffee shops abound.

Court Square | Queens

Quick Profile

Not that long-ago Court Square was an industrial zone near the Ed Koch / Queensboro Bridge. It was populated by manufacturing warehouses, lumber mills, dive bars and hole in the wall restaurants. Rumbling trains moving along the elevated tracks above added to the grittiness of the neighborhood. Despite its industrial past, it’s seen its share of major growth in recent years especially when it comes to residential construction.

Court Square is a triangular shaped pocket neighborhood of Long Island City and it is bounded by 21st Street to the west, Skillman Avenue to the east, 44th Drive and Thomson Avenue to the north and 49th Avenue to the south.

Its history feels a whole lot simpler compared to some of the other neighborhoods in Queens. Court Square is named after the historic Queens County Courthouse. Built in 1874 the court has tried some of the most important criminal cases in New York. Made out of brick and granite, the two-and-a-half story building was officially designated a landmark in 1976.

Modern day Court Square is a vibrant neighborhood offering a healthy mix of brownstones, contemporary commercial buildings and modern residential buildings of varying sizes. The cool factor may not be at the same levels as select Brooklyn or Manhattan neighborhoods, but Court Square is quickly catching up. Art galleries, breweries, hip eateries, bookstores, and sustainable parks are defining the nabe and drawing in new residents.

You can’t write about Court Square and Long Island City without mentioning the Amazon debacle that went down on Valentine’s Day 2019. Drama ensued when the company withdrew their Headquarters 2 offer at One Court Square. The 50-story building was close to becoming the second headquarters for the American tech giant but the deal fell through. Amazon and New York’s Governor Cuomo, just couldn’t work out the fine details of the deal that included tax breaks and incentives. The heavily politicized event eventually collapsed.

The median listed price for a 1-bedroom in Court Square is $1,188,287 with an average price per square foot is $1,544.

The neighborhood has a fantastic transportation hub. Busses, LIRR Trains, and major roadways are easily accessed from Court Square and Long Island City. 7, E, G and M trains are located at the Court Square-23 Street station. And the N, Q , W and 7 trains are located at the Queensboro Plaza station.
