Property Description for 857 Ninth Ave, 5-A

Price Adjustment! Welcome to 857 Ninth Avenue Apt. 5A. A 1-bedroom coop with features you'll not find anywhere else. This is the penthouse level of a walk-up coop so, yes, there are stairs to navigate. However, once you have turned that key and opened the door, you'll soon forget about anything but this fabulous home. With 14' ceilings, custom built-in shelving and storage flanking the decorative fireplace, two extra deep full size closets and the first of two 5' x 5' skylights, the living room is a place to relax and forget about your day. This oversized room also has a glimpse into one of the two loft spaces that are in this one of a kind apartment. There is a sanded glass sliding door that separates the living room from the rest of the apartment. Once back in the foyer, you'll see the custom galvanized steel ladder that brings you to the guest loft. Outfitted as the perfect guest space, there's additional storage here as well as an amazing view of the living room and out the East facing windows.Once back down on the main level, you'll find a pocket door to the windowed bathroom. Having been recently gut renovated the bathroom now offers an extra large walk-in shower with glass partition, Porcelain floors, glass and stone tiled walls and Kohler fixtures including a fabulous rain shower head. The renovations don't stop in the bathroom though. The windowed kitchen has been gutted as well and thoughtfully redesigned with function in mind, though style doesn't take a back seat. There are brand new full size stainless appliances including a built in microwave above the stove and a dishwasher. Natural stone countertops and a dichroic glass backsplash adorn the surfaces. And, there's one last thing not to be missed... the full sized washer/dryer!
On the other side of the kitchen you'll pass through another pocket door into the serene and silent bedroom. The queen size bed and dresser are placed in the front of the room directly under the second 5' x 5' skylight. And there's still more than enough room in the rear of the bedroom for a home office next to the walk-in closet. This is also where you'll find another steel ladder that'll take you to the second loft space in this home. Here you can create a space for your needs.. A custom built out storage space or shoe closet loft or additional office/work space. The options are endless! And, as a bonus, unit 5A has exclusive roof rights to the floor area directly above the unit.
857 Ninth Avenue is a 33 unit pet friendly coop with commercial space on the ground floor. The common areas are slotted to get completely redone and the funds have already been earmarked and accounted for with NO assessments on the horizon and a VERY healthy reserve. After 2 years of occupancy, subletting is allowed with board approval. Gifting, co-purchasing and parents buying for children are all permitted with board approval. Sorry, no pied a terre's. Living here you'll be just a few blocks away from Columbus circle, Central Park, Westside Highway and the running/biking trails as well as the ACE, BD, 123 and N, R & Q trains and the 57th street crosstown busses. Hell's Kitchen is home to some of the most wonderful restaurants and nightlife the city has to offer. One of the best bakeries is on the ground floor of the building and time square and broadway are a few blocks away.. Contact, the listing agent, to schedule a showing!

Hell's Kitchen | Manhattan

Quick Profile

There is some mystery surrounding Hell’s Kitchen and how it got its name. There’s the tale about two policemen discussing how horrendous the neighborhood was back in 1880’s. The rookie cop turned to the veteran cop and said, “this place is hell.” The veteran cop replied, “No, this is hell’s kitchen.” Some say it's named after a notorious 19th century motorcycle gang. Even the historians will tell you the neighborhood's name has dubious origins.

Regardless of how it got its name, Hell’s Kitchen is here to stay.

Hell’s Kitchen is an iconic neighborhood on the west side of Manhattan. Its boundaries are 34th and 59th streets and 8th Avenue to the Hudson River. The neighborhood has a dense urban feel with plenty of bars, bodegas, restaurants and coffee shops. It’s inhabited by an eclectic mix of young professionals, long term residents from the old days, LGBQT community and members of the performing arts community - due to the highest number of off Broadway theatres in all of New York CIty.

From the early 1800’s to the 1980’s, Hell’s Kitchen held the title for one of the toughest neighborhoods in the city. In its early history it was populated by poor working class Irish and street gangs. Riots, violence, and crime were not uncommon. During prohibition times it was said that Hell’s Kitchen had more speakeasies than children.

Several attempts of neighborhood rebranding have taken place over the years. Clinton, Midtown West, and even the short-lived Hell’s Canyon are a few of the replacement names that have been used. Hell’s Kitchen has a lot of grit and no shortage of fortitude. A trendy name change seems doubtful.

Hell’s Kitchen benefited greatly from the Times Square clean up in the 1990’s. When crime rates lowered and adult theatres and prostitution disappeared, Times Square became less sleazier. Soon after, Hell’s Kitchen changed. The days of Gangsters, Irish immigrants, and rough and tumble housing tenements are part of its storied history. They’ve been replaced with bars, bodegas, restaurants, off broadway theatres, and luxury buildings. The recent completion of Hudson Yards and the Highline extension has brought new life into Hell’s Kitchen

Low-rises, brownstones, row houses and 5 to 6 floor walk ups with studio and one bedroom apartments are common in Hell’s Kitchen. The local zoning laws from previous years kept the building heights on the lower side. Over the past decade, developers have been granted exceptions to building height zoning laws and created more modern highrise developments.
