Property Description for 70 East 10th Street, 3-A

Price Drop! Welcome to this huge two-bedroom, two bath abode located on the 3rd floor at Stewart House, a full service co-op building in the heart of Greenwich Village. This property is an Estate property and has been virtually staged. The apartment has been freshly painted, the wood floors have been refinished; bring your contractor and turn this spacious, light-filled apartment into a beautiful, modern home designed just for you. The space is just under 1500 square feet with exposures South and West allowing for beautiful light throughout the day. Enter into a hallway leading to the dining area which once housed a table big enough to accommodate eight to ten guests; the dining area leads to the living room with two exposures overlooking a tree lined street and the building’s landscaped garden. Off the windowed kitchen, you’ll find the den, which could also be used as an office, or guest bedroom. The primary bedroom has an en-suite windowed bathroom. The second bedroom has easy access to the main bathroom located right outside the bedroom door. There are 9 closets in the apartment, so storage will not be a problem. There are also nine windows throughout the apartment which allows for great light and pleasant tree lined views. There is a 2% flip tax, a monthly maintenance of $2476, and a capital assessment of $297 per month which will continue through December, 2023. The building allows 70% financing. Dogs are allowed with Board approval. Please note that pied-a-terres are not allowed. The Stewart House is a white-glove co-op building with a 24-hour doorman and concierge, live-in resident manager, and full maintenance staff at your service. There are newly decorated hallways, a fitness center, children’s playroom, parking garage, landscaped garden, bike room and two laundry rooms. The expansive, elegant lobby leads out to a circular driveway for convenient drop-offs and pick-ups. The Stewart House is located in the heart of Greenwich Village, near the West Village, Union Square and the East Village, with excellent shopping and restaurants. Chelsea and the Flatiron District are only blocks away. To get around the city, the L, N, Q, R, W, 4, 5, and 6 subway lines are nearby.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
