Property Description for 272 Putnam Ave, B

Situated in central Bedford-Stuyvesant, this 3 bedroom, 2 1/2 bathroom condominium spans the entire top two floors plus the full roof of this recently gut renovated brownstone. This upper duplex is shared with only one other building owner and provides a contemporary living experience that is both convenient and stylish. Fully redone top to bottom in 2018, the apartment preserves details such as restored shutters and window casings, original spindles and banister, a decorative fireplace and exposed brick accents throughout. It also offers modern conveniences, including mini split air and heating systems, a vented washer dryer, custom built-ins, and hand-hewn Acacia hardwood floors. The oversized kitchen is a chef's delight, equipped with stainless steel appliances, Caesarstone countertops and glass upper cabinetry juxtaposed with metal-fronted industrial-influenced lower cabinets. The massive center island provides ample space for meal preparation and seamlessly separates the living and dining areas on either side. The spacious dining area is large enough to fit an 6+ person table or more. This level also boasts a powder room, discreetly tucked into the front of the apartment. The cozy living area has floor to ceiling custom bookshelves and TV console plus original exposed brick and large south-facing windows. Take the stairs to the upper level and you’ll discover the bright, airy primary suite in the rear of the apartment, complete with a large walk-in closet and a luxurious bathroom with modern square tile and glass shower enclosure. Two well-proportioned bedrooms and an ample-sized bathroom are down the hall, as well as a vented washer/dryer. Measuring over 600 sq. ft., the entire private roof deck is yours to enjoy all year long. There is enough space for separate sitting areas and a dining area. Hone your green thumb, work on your tan, and enjoy views of downtown Brooklyn while relaxing in your own private oasis. Recently redone pavers and chimney flashing ensure that your home is watertight. Located in the heart of Bedford-Stuyvesant, 272 Putnam Avenue is a self-managed, two-family brownstone with low real estate taxes and common charges. Close to parks, community green spaces, and an excellent selection of restaurants, bars, independent boutiques, and shops. To name a few: Saraghina, Peaches Hothouse, L’Antagoniste, Milk & Pull, Warude, Peace & Riot, Brooklyn Blooms, and Bed-Vyne. Close to the A, C, and G subway lines, the LIRR, and Citibike right outside your door.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
