Property Description for 345 East 57th Street, 1-B

Remarkable Deal in Sutton! Price reflects the estate condition of the apartment, including the kitchen and baths.

Bring your contractor to transform this elegant maisonette into your perfect home! The present owner has begun an architect-led restoration of this bright, south-facing 4-room apartment and its 900+ square feet of beautifully proportioned space. The original doors, trim, and baseboards have all been stripped of 90 years of paint. The original plaster walls now have a 'Level 5' finish and Benjamin Moore 'Aura' paint color 'Simply White." There is an abundance of original hardware. The original oak floors are in excellent condition and await your choice of finish.

345 E. 57th St is the product of Schwartz and Gross, two of New York City's most prominent architects, who were especially renowned for their superb layouts. Apartment 1B, as one of only two apartments designed to face the elegant lobby, does not disappoint. Stepping inside, there is a 12-foot-long foyer, which leads to a living room over 14 feet wide and almost 21 feet in length. This room has oversized windows with plenty of light. It boasts a coffered ceiling with superb plasterwork and a decorative fireplace with all its details intact. The bedroom is also oversized - 18+ feet long - in addition to having two large closets. The ensuite bath is windowed.

The superb layout includes one of the real draws of this residence, a 'bonus room' -- the original staff quarters, with a windowed ensuite bath. Located at the opposite end of the apartment from the primary bedroom, it has its own lobby entrance and an interior hallway door for added privacy - the perfect guest room, home office, or study.

Built in 1928, 345 East 57th Street is a well-run, full-service building in the heart of Sutton, a stone's throw from all that Manhattan has to offer. There are only 60 units. The fabulous new East River Esplanade is less than two blocks away. This convenient location also offers superb dining and shopping options, including Whole Foods, Trader Joe's, and Bloomingdale's. The 4/5/6/E/M trains are nearby and the M31 and M57 are right on 57th Street, and you have incredibly easy access to the FDR drive.

345 East. 57th Street has a live-in superintendent, attentive 24-hour doormen, two elevators, a laundry room, and a bike room. There is also a basement exercise room in the works. Apartment 1B also has a designated storage locker. Pets are permitted, as are pied-a-terre ownership, co-purchasing, parents buying for children, and gifting. 75% financing is allowed, and even better, there is only a 1% flip tax for the buyer.

Apartment 1B awaits a discerning buyer who can continue the present restoration of its original beauty or re-imagine it as something more contemporary. You could find a similar apartment somewhere else on the East Side in another boutique doorman building, but rest assured, it won't have 900+ square feet with all its features intact and at this unbeatable price, with such low monthly costs.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
