Property Description for 11 Worth Street, 4-FLR

Live maintenance free or create a sprawling five bedroom home. We are offering a 4,500 SF Tribeca loft configured as two separate spaces. This 50' wide full-floor Tribeca original artist's loft is approximately 4,500 sf in size and is surrounded by 18 windows with three exposures. It has great character with original brick walls and antique southern yellow pine warehouse floors. The larger section is a four-bedroom, approximately 3,000 sf in size, with direct elevator access. The second adjacent section is approximately 1,500 sf one-bedroom with a home office and a spacious open floorplan. This unit can be rented out with Board approval to generate significant income and potential tax benefits for the new shareholder. The rental income can potentially offset your maintenance to zero. Or you can combine both units and create the best-valued 5-bedroom apartment in Tribeca priced at $766 psf. The two properties share a demising wall that can be removed with DOB and Co-Op approval. *Please note the property cannot be sold as two separate units as there is one proprietary lease and stock certificate. The CO use provides for two apartments. Co-Op requires primary resident purchasers only. Bring your architect and redesign this sprawling space to accommodate as many as 5 bedrooms in multiple configurations. Your future dream home awaits. With a prime Tribeca location, this loft is a perfect choice for someone looking to grow roots in the neighborhood. A bonus of this apartment is that it includes a large secure basement storage room (approximately 400 sf). 7-13 Worth Street is a well-established Tribeca Co-Op with eleven units. This building is located in the heart of Tribeca with Duane Park one block away. The subway is in close proximity, and Whole Foods and shops are a short distance away. Pets are allowed with Board approval.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
