Property Description for 139 East 23rd Street, 7

A UNIQUE OPPORTUNITY in the area! Enjoy the ULTIMATE PRIVACY with this full-floor, never-lived-in, luxury condo apartment with PRIVATE ELEVATOR ACCESS in a new development building right in the center of Gramercy Park, Flatiron, and Kips Bay neighborhoods! This is also the first rental of the building. The Gramercy North is a recently built boutique condominium that strikes a balance between cool exterior aesthetics and warm, modern interiors. It comprises a limited collection of 14 full-floor residences, meticulously designed by the renowned Italian architect Stefano Pasqualetti. This particular residence is a two-bedroom, two-bath gem that seamlessly combines a sleek design with remarkable comfort and convenience. Nestled in the exclusive Gramercy neighborhood, just steps away from Madison Square Park and some of the city's finest dining and shopping establishments, this custom home offers a range of amenities, including virtual doorman service, a package room, a bike storage area, and a rooftop garden terrace that affords stunning views of the iconic skyline. Upon entering via a private elevator, natural light bathes the open living-dining-kitchen area, ensuring a pleasant atmosphere even on overcast days. Wall-to-wall windows along the southern exposure flood the space with light. High-end touches such as 7-inch-wide pale hardwood floors, designer light fixtures, Italian-made LEMA custom closets, and Effebiquattro doors add to the chic ambiance. The kitchen is a testament to contemporary design, where European oak cabinetry meets white-and-black Arabescato Vagli marble countertops and backsplash. Fantini chrome fixtures and integrated Miele appliances, including a vented gas cooktop and built-in microwave, complete this culinary haven. Two tranquil north-facing bedrooms, both equipped with ample closets, offer daylight and privacy at the far end of a gallery. The primary suite is a luxurious retreat, featuring a spacious walk-in wardrobe and an en-suite bathroom that exudes sophistication, resembling the carved walls of a quarry. The generously sized primary bathroom is clad in Travertino Silver Roman marble, surrounding the walk-in rain shower and floating double vanity. The second bathroom upholds the same standard of luxury and elegance. The full floor layouts of Gramercy North allow for well-proportioned rooms and highly efficient floor plans. With its adaptable design, there's potential for additional designated spaces, such as a windowed den or a home office. Additional conveniences include an in-unit Miele washer/dryer and multiple closets. Located at the heart of downtown Manhattan life, amidst the vibrant neighborhoods of Gramercy, Kips Bay, and NoMad, as well as the Flatiron District and Chelsea, Gramercy North offers unparalleled access to the city's finest shopping, dining, nightlife, and entertainment. The streets bustle with world-class restaurants and upscale fitness clubs, while grocery options like Whole Foods, Trader Joe’s, and Fairway are all within easy reach. The nearby transit options include the 4/5/6, N/Q/R/W, and L trains. Allow Gramercy North to redefine your expectations of contemporary urban living. *Furniture and the kitchen island are for staging purposes only.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
