Property Description for 11 Fifth Ave, 7-H

Spacious, modern 1-bedroom home in one of Lower Fifth Avenue's loveliest buildings. This home offers ample light and western city views from the oversized panoramic windows and roomy balcony. The H-line is the largest 1-bedroom line in The Brevoort. The bedroom features a dressing room, walk-in-closet, and ensuite bathroom.

Apartment 7H has been renovated with a classic, modern vibe. There are solid-wood doors and rich hardwood floors throughout. The galley kitchen opens into a dining area that could flex and become a home office. The kitchen features ample cabinetry, marble backsplash and counters, plenty of prep space, a subzero refrigerator, Bosch dishwasher, and a GE Caf gas stove with two ovens. In addition to numerous custom cabinetry features, there is a large pull-out pantry, under cabinet lighting, and in-unit Miele washer/dryer.

This ideal central village location is very convenient for shopping, transportation, Union Square Farmer's Market, restaurants, NYU and downtown performance venues. The Brevoort has committed to "going green" by installing two landscaped roofs, converting to natural gas and a co-generation system for supplemental power and generating its own electricity. There is a fully-equipped workout room on the lobby level and the building recently replaced all windows, screens, and balcony enclosures.

The Brevoort is a full-service cooperative with doormen and a concierge, a resident manager and a team of 24/7 staff. There is a circular driveway and garage, a laundry room, a bike room, full service gym, yoga room, and one free small storage unit 3' x 3' x 4' for each unit. The Board will consider pied-a-terres and co-purchases with an adult working child. 60% financing. The coop is pet-friendly, subject to board approval.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
