Property Description for 212 North 9th Street, PH-AC

Outstanding private outdoor space abounds in this one-of-a-kind four bedroom, three bathroom Penthouse in the heart of Williamsburg. Offering nearly 2,000 interior square feet and 1,161 exterior square feet, PHAC bathes in natural sunlight from all four exposures and boasts open city views framed throughout by walls of near floor-to-ceiling windows. As part of this offering are two deeded parking spots within the building’s garage (one with Tesla charging station) for separate sale. A large south-facing living room greets you as you enter the home and features stunning vistas of Downtown Brooklyn and beyond. Designed for maximum functionality and storage, the custom open-concept Bulthaup kitchen seamlessly connects to the living room and is equipped with paneled appliances by Liebherr and Miele, including an induction cooktop with vented overhead exhaust, double ovens (one with steam function), wine refrigerator, and an integrated coffee maker. A beautiful solid wood slab extends from the kitchen’s Corian countertops for casual barstool seating. Just beyond the kitchen and living room is a generously proportioned dining room with additional custom storage by Bulthaup. This room can also serve as a secondary living area, offering versatility to accommodate various lifestyle needs. Of course, all of the home’s major entertaining rooms open onto the most magnificent near 1,000 square foot L-shaped terrace. No detail was overlooked in the creation of this outdoor haven. Featuring multiple seating and dining vignettes, custom landscaping with irrigation and lighting, a striking wall mural by a local neighborhood artist, as well as an outdoor kitchen with bar seating, integrated grill, refrigerator, and ice maker, this is true al fresco living at its finest. The separate bedroom wing offers privacy from the rest of the home and offers two spacious bedrooms with a shared full bathroom plus the primary bedroom featuring an en-suite bathroom with double vanity and large shower and a secondary private landscaped terrace. A fourth bedroom with a full bathroom is located just off the entry foyer. There is also a wonderful bonus space that exists within the bedroom wing hallway that currently serves as a perfect home office. Additional considerations include an in-apartment washer and dryer, custom closets with solid wood interiors and seamless floor-to-ceiling closet doors and dark ash oak hardwood floors throughout. Built in 2014, TWO12 North 9th Street is an intimate 31-unit, 7-story boutique condominium perfectly located just 2 blocks to the Bedford L and around the corner from McCarren Park. Building amenities include a virtual doorman, full-time super, gym, bike storage, 2nd floor common terrace and a resident library/lounge featuring a curated literary selection by TASCHEN. Also worth noting, the building enjoys a 421-a tax abatement through 2027.

Williamsburg | Brooklyn

Quick Profile

Equal parts family-friendly and millennial haven/nightlife destination, Williamsburg offers the best of all worlds. Whether by night or by day, the ‘Burg has endless options for every type of personality and interest--which has only increasingly become the case after the neighborhood was rezoned in 2005. With the floodgate opened for more varied types of businesses, Williamsburg saw one of the highest rates of development in the past decade than any other part of Brooklyn.

Referred to as “Little Berlin” for its late night and club-oriented nature, Williamsburg works as hard as it plays. Apart from the Clubland concentrated around Wythe Avenue, there is also a slew of offices (like 25 Kent Avenue, a sprawling eight-floor, 500,000-square foot waterfront building) and co-working spaces such as WeWork, The Yard and Green Desk that make it an ideal location for the corporate-, startup- and tech-oriented set.

With more offices setting their sights on this part of Brooklyn, it only makes sense that more people want to live close to where they work. Apart from your average walk-up apartment, W-burg has famously become home to numerous condos along the waterfront that continue to grow and expand in concert with the businesses and corporate hubs that have entered the environment.

Even with its many and undeniable changes, however, Williamsburg remains an arts-friendly community, particularly with regard to music and literature. While DIY spaces have come and gone, certain staples have persisted to become institutions that still provide a place for up and coming musicians to perform. On the literary front, long-standing indie bookstores like Spoonbill and Sugartown and Book Thug Nation have paved the way for others to cross the river, namely McNally Jackson Books.
