Property Description for 2 Fifth Ave, 11-PQ

Here is your opportunity to create a four bedroom, three bathroom (or a three bed with a massive living/dining room) corner unit with private outdoor space on Greenwich Village's Gold Coast. Adjoining apartments 11P and 11Q are being offered for sale at 2 5th Avenue. The gracious potential combination boasts an abundance of natural light; and east, north, and west exposures that bathe the space in sunshine. Ten-foot ceilings, two balconies offering breathtaking views of Washington Square Park and Fifth Avenue, capacious closets, two washer/dryers, through-wall A/C and heating units, and hardwood and parquet floors serve as the backdrop for your custom urban oasis. Situated within 2 5th Avenue, a full-service, white glove, pet-friendly co-operative designed by Emery Roth and Sons, you'll enjoy the rare luxury of a private driveway. The building offers a plethora of amenities, including 24 hour doorman and concierge, a state-of-the-art fitness center, on-site management, a live-in building manager, a secure package room, ample storage, convenient bike storage, a residents' lounge, a children's playroom, garage facilities, on-site valet service, and a tranquil library space. Pied-a-terres, co-purchasing, and gifting are all allowed with board approval, and please note that the 2% Flip Tax is paid by the purchaser. This prime location provides easy access to multiple subway and bus lines, CitiBike stations, schools, picturesque parks, and all the vibrant attractions that downtown Manhattan has to offer. 2 Fifth Ave is currently zoned for PS 41. Don't miss your opportunity to experience the epitome of luxurious city living. Please Note: Both apartments are being offered separately by two different sellers, so purchasers would be involved in two separate negotiations and transactions. As with any renovation/combination, plans would need to be submitted to and approved by the co-op board. You can view the listings for both apartments separately (11P, a two bed, two bath and 11Q, a one bed/one bath) to see their current renovated condition. Showings are available by appointment only.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
