Property Description for 40 Broad Street, 27-B

Beautiful, big and bright and quiet turnkey condo in the heart of FiDi.  This 1 bed, 1.5 bath residence enjoys southwest facing floor-to-ceiling windows, tastefully upgraded floors, high ceilings, and has been meticulously maintained with luxurious and tasteful finishes.

The expansive layout of this apartment allows the open chef's kitchen to feel spacious, inviting and perfectly positioned to allow for a seamless social flow into the dining and living area without feeling intrusive.  It features a top-of the line Miele package with matched cabinetry along with a Sub-Zero refrigerator and beautiful granite countertops.

The living/dining space includes a gracious amount of space for at least a 6-person dining table, large couch,  work/desk area and a bar or swing space.  Bathed in light from the large windows, the living room enjoys wonderful city and blue-sky views with great direct sun in the latter half of the day.

The king-size bedroom also has room to spare for additional furniture or storage and two large barn doors which provide for both privacy or a continuation of the open space that pervades the rest of the apartment.  A large walk-in, pass-through closet has ample built-ins and room for multiple wardrobes .

The primary bath features an unusually luxurious soaking tub, double vanities and a separate, roomy standing shower with a tremendous rainfall shower head.  The apartment is completed by a powder room for guests, in-unit stacked Bosch washer/dryer, coat closet, and custom built-in home Bowers & Wilkens home theater system.

40 Broad St is a visually stunning, luxury, full-service condominium with all amenities updated in 2023 that must be seen in person to fully appreciate.  There is a state-of-the-art gym, recreation room, business center, AV room, and an indoor/outdoor children’s play area.  The indoor rooftop lounge opens to two magnificent terraces and that offers breathtaking views of downtown and the Hudson River.  The building also enjoys an unusually quiet block that is primarily foot traffic due to its proximity to the NYSE.  That said, taxis, Ubers and other vehicles may access the building when needed for residents via checkpoints.

Neighborhood amenities include a brand new Serafina coming across the street with Whole Foods, Hermes, Danny Meyer’s Manhattan, Jean-Georges’ Tin Building, Momofuku and Eataly all within a few blocks to name just a few.  It is in one of the best transportation hubs  in NYC with 2, 3, 4, 5, A, E, J, Z, R, W, Path trains, South Street Ferries/Water Taxis, and the Oculus, providing amazing access to all corners of the city.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
