Property Description for 77 Seventh Ave, PH-AB

Unique Crown Jewel Penthouse with Massive Private Terrace and Spectacular Views

Perched atop one of downtowns most desirable luxury residential high-rise cooperatives, Penthouse AB is a truly special, one-of-a-kind residence. Highlighted by a jaw-dropping private wraparound terrace, this spectacular two-bedroom (convertible 3-bedroom), two-and-a-half bath home provides a unique opportunity for indoor-outdoor living, entertaining, and urban gardening. The light, the views, the exposure, and the setting are all extraordinary, offering unobstructed views in all directions of Manhattans most iconic buildings and architecture.

The apartment itself offers an expansive and spacious floor plan that is enhanced by delicious
light and stunning north and east facing views. Looking to make memories? The palatial living room and dining room with direct access to the terrace create the perfect setting for sophisticated, elegant indoor-outdoor living. One can easily imagine PHAB as the backdrop for entertaining crowds of family and friends, as well as hosting intimate gatherings. The large, windowed eat-in kitchen is fully equipped with stainless appliances, abundant counter space, custom cabinetry with plentiful storage, and an adjacent wet bar. Boasting awe inspiring dimensions, the primary bedroom offers custom built-in cabinetry, generous closet space, automatic custom room darkening window shades, and sliding glass doors that also provide access to the terrace. Included in the primary suite is a luxurious, windowed marble bath with a deep soaking tub. If privacy is on your wish list, the desirable split bedroom layout is perfect for family members or guests you want close, but not too close. The second bedroom also provides terrace access and an ensuite windowed full bath. And shhhhhh. Hear the home's silence and feel its peaceful Zen-like quiet, despite being smack in the middle of everything a downtown lifestyle provides.

The Vermeer is a full-service luxury high-rise cooperative. Residents enjoy a 24-hour door staff and concierge, live-in resident manager, a beautifully landscaped and furnished common roof deck (but who needs this when you have your own, private outdoor space???), common laundry, bike storage, and a garage. Four-legged residents are welcome at The Vermeer, a pet friendly building. Sublets are permitted, with board approval. Pied-a-terre ownership is not allowed. The low monthly maintenance fee includes electricity.

Located at the crossroads of Chelsea, the West Village and the Meatpacking District, 77 Seventh Ave. is in close proximity to such iconic downtown destinations as The High Line, Hudson River Park and Union Square Park, as well as shopping, transportation, restaurants, arts, culture and nightlife.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
