Property Description for 111 Fourth Ave, 2-O

Located on the 3RD FLOOR of a handsome, terra-cotta clad, full-service loft building at the corner of East 12th Street, this duplex mini-loft is an oasis of calm and quiet only two blocks from the bustling energy of Union Square.

Designed for maximum usability, the rarely available O-line has virtually no wasted space and fantastic loft proportions. A perfectly squared living area has a dramatic 12.5ft high ceiling and big southeast-facing industrial casement windows allowing for wonderful morning sunlight to fill this airy space. A sizeable kitchen, with stainless steel appliances by Liebherr & Bosch, breakfast bar and abundant cabinet storage opens up to the living room to allow for easy entertaining. An oversized renovated bathroom features a deep soaking tub and a large walk-in closet. Up a charming spiral staircase is a lofted sleeping area large enough for a king-sized bed and home office, plus an additional storage closet. Other features include a built-out coat closet and new energy efficient central HVAC with smart thermostat. This loft studio is in great condition and the perfect space for the New Yorker seeking serenity and style in a central Downtown location.

Originally constructed in 1920 for The International Tailoring Company, 111 Fourth Avenue was converted to co-ops in 1977, making it one of the earliest large loft conversions in Lower Manhattan. The building features a full-time doorman, a resident super, laundry on every floor, bike storage, private storage, on-site parking and two breathtaking roof decks offering stunning views of the skyline and city all around. The co-op has excellent financials and low maintenance due to its ownership of the commercial retail spaces, which provide generous income to offset operating costs. The building allows subletting, with gifting and pied a terres considered case by case. Exceptionally convenient central Village location, just a couple blocks to Union Square with its hub of subway lines (4/5/6/N/R/W/L), Whole Foods, Trader Joe's, the Farmer's Market, as well as a fantastic new Wegmans(!!) at Astor Place. Your shopping, dining and entertainment needs are all just minutes away!

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
