Property Description for 121 Kingsland Ave, 3-B

Step through your living room sliders onto your ample 10 x 12 balcony and survey the sightline that extends from your vented kitchen to the Freedom Tower. With only two apartments per floor, and 8 units total, this quiet boutique condo sure beats renting – step onto the wealth-building escalator of home ownership! While the ceilings are high, the price is within reach at just $1,114 psf. Situated just two flights up, and on the rear (quiet side) of the building, #3B at 121 Kinsgland Avenue nails all the basics and then some. An efficient layout with 11’ high ceilings, a peninsula kitchen counter with a sightline through the wall of windows, and a terrace that is literally an extension of the living room all conspire to punch way above this condo’s stated 610 square feet. Your spa bathroom is comparable to that of a four-star hotel, complete with a sauna - shower and separate jacuzzi-style soaking tub, and plasma screen. Narcissus would love the wide mirrored vanity. The bedroom boasts floor-to-ceiling closets and additional built-ins above the nightstands. A wine fridge complements the stainless steel appliances and lacquer cabinetry in the kitchen. Split-unit ACs keep you cool like Fonzie. -- The Building: Panoramic vistas on the common roof include a view of the K Bridge. In the basement is your 20sf deeded storage closet. In it is your own personal washer and dryer (no quarters, no waiting). Its 99 inches of height yields 171 cubic feet of storage. -- The Nabe: Your home is conveniently located where Greenpoint rubs up against Williamsburg. Main Street USA meets Williamsburg’s main drag at nearby Graham Avenue which still sustains independent small businesses. Mom-and-pop stores and restaurants, both olde-world and new-fangled coexist in harmony just like the old-timer natives and newly-arrived hipsters. Hog the Wi-Fi while working on your Wordpress at Variety Cafe. Mangia like Nonna at authentic old-school trattorias like Da Francesco and La Locanda. Carnivores lick their chops at the Meat Hook. Step up to a proper cocktail when stepping out to The Richardson. Happy hour til 6pm. Close to nearby Graham L, McGolrick and Cooper Parks (dog runs at both) and more than 105 acres of local parks, playgrounds, green space, and waterfront – it's no wonder Greenpoint is a most sought-after destination for Brooklyn home buyers. Monthly taxes $212 and cc’s $303. Tax abatement in place until 2026. Reach out directly to the listing agent at Sotheby’s for an appointment. ###

East Williamsburg | Brooklyn

Quick Profile

East Williamsburg is a mixed industrial neighborhood in Brooklyn, with many working factories that make everything from beer and wontons to clothing and concrete. You are likely to hear screeching, pounding and the deep thump of industrial machinery throughout the day. East Williamsburg has become a haven for artists and musicians of every description, who are attracted to the large open loft spaces of the converted industrial buildings. The area has attracted a younger crowd of 20- and 30-somethings that are drawn by affordable rents and a generally lower cost of living.

There is a rich history of immigrants from Puerto Rico and Italy, and oddly enough, they chose to settle on opposite ends of Graham Avenue, with the Italians on the north and the Puerto Ricans on the south.

Housing in the area consists of mid-rise apartment buildings, row houses, and public housing complexes. There are also smaller multi-family apartment buildings available. Lofts are becoming more prevalent as the older, abandoned factory buildings come up for sale and are converted into residential properties.

East Williamsburgfairly pulses with a creative vibe. There are unique shopping venues, numerous tiny coffee shops, interesting restaurants, and cafes, along with food trucks that frequent the area. The grocery stores are affordable and carry a wide variety of goods that appeal to the eclectic tastes of the neighborhood residents.

There is a vibrant bar scene, where you will find mostly local residents imbibing, so it is easy to make friends among your neighbors if you stop in frequently at your favorite watering hole. There are many interesting shops, bars and restaurants tucked in amongst the warehouses and factories. Many do not invest in elaborate signage, so it can be difficult to find some of the best spots. Keep an eye out for hand-painted signs on the sides of buildings with arrows pointing to nondescript, nearly invisible entrances.
