Property Description for 603 West 111th Street, 3-E

Price reduced! Welcome to 603 West 111th Street, #3E. Originally a seven room apartment, it is now a very large, open five and half room home. Built in 1908, this old world boutique Cooperative has only 16 apartments with eight floors and two apartments per floor. The open living room faces south and with its oversized windows, there's plenty of light and sun. The dining area is adjacent and open to the windowed kitchen, which is renovated and facing north with it's own oversized window letting in lots of light. The open concept living area including all of these rooms, is ideal for large gatherings and home entertaining. In fact, it was designed with this end in mind. The oversized windows and the 9' ceilings throughout the home really capture well the Hudson River breezes and outdoor light. Both bathrooms are fully renovated. There's central air conditioning throughout the home with split units in the front and back halves of the home.

When the home was redesigned, a primary bedroom suite was created, including the full bath noted above, a stand alone shower, and a washer dryer. There is ample closet and storage space. At the back end of the suite is a multi purpose room which can be used as a home office, or bedroom, etc. Both the primary bedroom and the second bedroom face East with lots of light and sun. And if you wish to consider it the primary bedroom suite can be made into two bedrooms, thus creating a three bedroom home. N.B. Two floor plans are attached. 1) The current configuration. 2) A proposed third bedroom configuration. An architect should be consulted to design it and measure for accuracy.

There's solid oak wood floors throughout and ample closets for storage. The apartment has also been updated with ceiling LED lights and handy pocket doors.

This charming turn of the century coop has an elegant lobby and a beautiful roof deck. There's bicycle storage in the basement, and there's also a waiting list for additional storage. The super lives in the building. It's a warm and welcoming self managed building, wonderfully located next to Riverside Park by the Hudson River and very close to Columbia University , the Peoples Garden, the Cathedral of St. John the Divine and Morningside Park. All the epic shopping and dining experiences, and convenient transportation options are at your "doorstep", from Broadway and throughout Morningside Heights and the Upper West Side. Pied a terre permitted! Max financing allowed is 80%.

Morningside Heights | Manhattan

Quick Profile

Due to the large number of institutes of higher learning that are housed within its borders, most notably Columbia University, Morningside Heights has a very definite college-town vibe. It has been dubbed the “Academic Acropolis,” both for the large number of schools and for the fact that the neighborhood is built high atop the Manhattan schist bluffs that are the geological bedrock of NYC. From this vantage point, which is the highest point of land in all of Manhattan, you can take in stunning views of upper Manhattan and the Hudson River. Sunsets are especially breathtaking from Riverside Park.

Walk through Morningside Heights and you’ll see a diverse population, especially when the schools are in session. It has a generally quiet atmosphere, bounded by large green spaces, dotted with small cafes, specialty stores, and restaurants that offer all manner of international cuisine. There is a modest nightlife consisting of intimate bars and small musical venues, many of which are open to the wee hours of the morning, and frequented by students.

Housing is primarily pre-war buildings that have larger apartments and beautiful architecture clustered around Broadway. You can find affordable walk-ups in low-rise buildings on the side streets. Many of the residential buildings in the area actually are owned by Columbia University.
