Property Description for 27-28 Thomson Ave, 224

Live large at Arris Lofts - this jewel of LIC is dubbed 'one of the best buildings in NYC' and has it all.
With soaring 15-foot ceilings, oversized soundproof airport-grade windows that run up to the ceiling, tremendous East/Southeast-facing light all day long, memorable and unobstructed blue-sky views over Sunny Side Yards by day and the moon at night, new wide plank oak floors, and much more, this 918 SF 1-bedroom/1.5 bath plus huge W.I.C/home office loft is a perfect luxury home in the Court Square neighborhood of Long Island City.

Unbeatable location. Within minutes from the 7, E, F, G, N and R trains. The E & M are one stop to Manhattan. Two stops and you're on Fifth Avenue. Three stops on the 7 and you're at Grand Central. Easy access to East River ferries, local airports, and all 5 boroughs. Stone's throw away from Trader Joe's, Target, exceptional restaurant scene.

As you enter this 1-bedroom plus W.I.C/home office loft, you will instantly feel as if you were transported into another world. This is not your traditional cookie cutter NYC apartment. If you don't like bright spaces, then this unit is probably not for you. Featuring his and hers split bathrooms with a huge shower room, Grohe finishes, heated toilet, and custom-made Swedish style vanities you will feel as if you are in a luxury hotel every time you step inside. Right off the large Master Bedroom is a ginormous walk-in-closet/home-office/baby room. The bathroom connects right from your bedroom and offers exceptional privacy when you have guests over. The open kitchen is as modern as it gets with tons of storage space, Calcutta backsplash, modern appliances, Bosch dishwasher, Liebherr Fridge and our favorite feature, the stainless-steel countertop that allows the chef inside you to chop away without fear of damaging or staining the countertop. Brand new top of the line Whirlpool washer and dryer units. Best of all the loft is hard wired for FIOS, so get ready for blazing fast internet speeds.

SORRY, DOGS ARE NOT PERMITTED FOR TENANTS AS PER ARRIS LOFTS CONDO RULE.

This extraordinary loft building designed by the legendary Costas Kondylis is an architectural marvel. We sometimes wonder if he was thinking owners may want to keep giraffes as pets. Converted in 2007 from the famous 1920's Eagle Electric Factory, the building itself is an icon to LIC's rich historic past.

The neighborhood is growing fast and you will find everything you need at your doorstep from contemporary art like MOMA PS1, The Noguchi Museum, and the The Sculpture Center to great supermarkets at the Food Cellar, Trader Joe's, and high-end eateries like Jacx & Co (similar to Eataly in Manhattan) and many popular bars and restaurants. There is also a dentist, pharmacy, barber, day care, and Sweetgreen all on your block. Take a brisk 10-minute walk to the LIC waterfront and admire majestic sunsets over Manhattan or revel in all the choices of kids playgrounds.

We can literally talk about this building all day. Luxury amenities include: indoor saltwater pool (no more huge amounts of chlorine); 24/7 doorman and concierge; package Room with email package notification; 8,700 SF fitness center with free classes, sauna, fully equipped gym; landscaped and furnished roof terrace w/ barbecue, sunbathing lounge chairs and outdoor dining seating; 6,000 SF Japanese Zen garden; recreation room with TV & pool Table, kids playroom; laundry room with extra large washer and dryers; parking in the building with elevator access to your apartment.

Court Square | Queens

Quick Profile

Not that long-ago Court Square was an industrial zone near the Ed Koch / Queensboro Bridge. It was populated by manufacturing warehouses, lumber mills, dive bars and hole in the wall restaurants. Rumbling trains moving along the elevated tracks above added to the grittiness of the neighborhood. Despite its industrial past, it’s seen its share of major growth in recent years especially when it comes to residential construction.

Court Square is a triangular shaped pocket neighborhood of Long Island City and it is bounded by 21st Street to the west, Skillman Avenue to the east, 44th Drive and Thomson Avenue to the north and 49th Avenue to the south.

Its history feels a whole lot simpler compared to some of the other neighborhoods in Queens. Court Square is named after the historic Queens County Courthouse. Built in 1874 the court has tried some of the most important criminal cases in New York. Made out of brick and granite, the two-and-a-half story building was officially designated a landmark in 1976.

Modern day Court Square is a vibrant neighborhood offering a healthy mix of brownstones, contemporary commercial buildings and modern residential buildings of varying sizes. The cool factor may not be at the same levels as select Brooklyn or Manhattan neighborhoods, but Court Square is quickly catching up. Art galleries, breweries, hip eateries, bookstores, and sustainable parks are defining the nabe and drawing in new residents.

You can’t write about Court Square and Long Island City without mentioning the Amazon debacle that went down on Valentine’s Day 2019. Drama ensued when the company withdrew their Headquarters 2 offer at One Court Square. The 50-story building was close to becoming the second headquarters for the American tech giant but the deal fell through. Amazon and New York’s Governor Cuomo, just couldn’t work out the fine details of the deal that included tax breaks and incentives. The heavily politicized event eventually collapsed.

The median listed price for a 1-bedroom in Court Square is $1,188,287 with an average price per square foot is $1,544.

The neighborhood has a fantastic transportation hub. Busses, LIRR Trains, and major roadways are easily accessed from Court Square and Long Island City. 7, E, G and M trains are located at the Court Square-23 Street station. And the N, Q , W and 7 trains are located at the Queensboro Plaza station.
