Property Description for 2 Fifth Ave, PH-DF

Be astounded upon entering this unique and unparalleled loft-like penthouse boasting dramatic full park views over Washington Square Park, as well as two private terraces! This magnificent one-of-a-kind home offers a classic penthouse lifestyle, replete with outdoor space and incomparable views. The double-sized, southeast-facing living room provides the perfect space for gracious entertaining. High ceilings (9'8") and art deco-style crown molding all contribute to the loft-like feel of this exceptional home. Other lovely details of this grand living and dining space include a custom built-in bookcase, hardwood flooring, art-focused halogen lighting, wall sconces, and automated solar shades. The elegant dining space leads to an adjoining terrace overlooking The Washington Square Arch and fountain, as well as offering views over the park to the Freedom Tower and beyond. This serene area is an ideal space to sit outside sipping coffee or enjoying a glass of wine while appreciating the incredible views. The renovated, east-facing windowed kitchen is contiguous to the dining space and features stainless steel appliances. These include a Subzero refrigerator/freezer, Miele dishwasher, and range, Best of Broan hood, Thermador convection oven and convection microwave, marble countertops, and custom white cabinetry with chrome hardware. Overhead halogen spotlight lighting is another wonderful feature and can be seen throughout much of this spectacular home. A full bathroom in the front hallway offers a subway-tiled shower, hardwood floors, a pedestal sink, Toto toilet, and chrome hardware. The newly carpeted bedroom/library is located nearby, accessed through double wooden pocket doors replete with frosted glass. This east-facing bedroom with a cove ceiling features custom built-ins, one of which houses a Subzero icemaker. The entrance to this bedroom/library can easily be relocated to the more private back hallway (see alternate floorplan), which is separated from the foyer by a hardwood pocket door. The hallway within the bedroom wing boasts 3 closets, as well as a full bath with bidet and tub, marble countertops, hardwood and tiled flooring with marble saddle, and custom cabinetry. Continue along this hallway featuring corridor ambient lighting and arrive at three bedrooms, plus the independent laundry room, offering a Miele washer/dryer, drying rack, and sink. Although one southeastern-facing bedroom is currently configured as an office/dressing room, 3 separate bedrooms can be seamlessly created within this wing, merely by adding another hallway (see alternate floorplan). Numerous custom-built dark hardwood outfitted closets with brushed nickel hardware, as well as a built-in desk and drawers fill this room. The adjacent second bedroom also boasts southeastern exposures. The spacious east-facing primary bedroom is replete with a cove ceiling, tremendous charm, recessed lighting, and yet another expansive terrace (with views of The Empire State Building), accessed directly from this magnificent room. The primary bath boasts slate flooring, as well as slate shower tiling, rainfall and handheld shower head options, marble countertops, a seated vanity area, and a white subway-tiled backsplash. Some additional features of this lovely home include full city views, central air in the bedroom wing (through the wall in other rooms), and hardwood flooring throughout most of this grand home. Located on prestigious Fifth Avenue, this renowned full-service building offers a full-time doorman, concierge, gym, lounge, children's playroom, library, live-in resident manager, garage, storage and bicycle storage (although there is a current waiting list), laundry room (although this lovely home is replete with laundry facilities within the apartment) and so much more. 2 Fifth Avenue is located in close proximity to fantastic restaurants and shopping, as well as beautiful Washington Square Park. Pied a terres, co-purchasing, and gifting are permissible with Board approval. A flip tax of 2 percent of the gross purchase price is due upon sale.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
