Property Description for 9902 3rd Ave, 2-E

Want to live one block away from a stroll along the water and sweeping views of the regal Verrazano Bridge all while being on the central avenue for bars, restaurants and wonderful boutique shopping? Well 9902 3rd Avenue has all of this in a spectacularly maintained cooperative.

Built in 1954, the building mixes pre-war charm and home size with a more modern, yet tasteful entrance lobby. In fact, all facilities are located on the first floor which creates a very nice separation of building activity and home seclusion. The interior of the building has recently been given a facelift with fresh hallways and newly renovated elevators.

Enter the meticulously maintained apartment #2E and immediately get greeted by a true foyer. This space can more than accommodate a work-from-home desk and even a few decorative pieces. Look up to acknowledge your ceiling fan fixtures in not only this area, but 3 more throughout the home. Storage is not much of an issue at all; the home has four built in closets! Should you desire even more storage, both the living and bedroom spaces offer plenty of extra room.

At over 19' wide, this living space is HUGE. With ample enough area for large furniture and formal dining, the space is splashed with sun all long day through a western facing exposure. Peaking out the windows will be Fontbonne Hall Academy which is closed every weekday by 4:00pm. Even just on the 3rd floor, you have no obstructed views, clear sky and most importantly, privacy!

The kitchen does a fantastic job of reflecting the incoming light with its bright, white, clean design. Already equipped with a dishwasher and microwave, the sheer size of the window simply makes the space feel open. Speaking of open, the new home buyer can certainly open up the wall and have the kitchen space spill into the living area (needs confirmation).

The bathroom is very well kept and flexes charm in its simplicity. Clean, spacious and again showing off great natural light cascading in.

Once again we use the word big to describe the bedroom. Boasting more than enough space for a king size bed with dual nightstands, this sleeping area also has two big windows and two large closets!

#2E sports updated electric, wonderfully maintained flooring and newly installed attractive wood doors throughout. This apartment is turn key and ready to be made into a new home.

Building amenities include Covered Parking, the Butterfly MX Intercom System, a Live-in Super, Laundry, Free Bike Storage, EV Charging Stations, Storage Units (for rent), Security Cameras and is Pet Friendly with weight restrictions.

The X27 and X37 express busses to Manhattan are right off Shore Road and you can catch the R Subway Line at 9th and 4th. The access to all of the parks along the water provide biking and jogging trails, baseball fields, basketball courts, football fields and plenty of grass to picnic on as the sun slides behind the iconic Verrazzano Bridge for premium photo ops. All of the access to Bay Ridge's shopping and endless dining are within a few minute's stroll.

Welcome home.

Fort Hamilton | Brooklyn

Quick Profile

Fort Hamilton has the unique distinction of being both a military base and a neighborhood in Brooklyn. Well, technically it’s a sub-neighborhood of Bay Ridge.

Named after founding father Alexander Hamilton, the neighborhood sits in the southwestern corner of Brooklyn and it’s about a square mile in size (give or take). Its boundaries are 86th Street to the north, Belt Parkway and Fort Hamilton military installation to the south, 7th Avenue to the east, and Shore Road to the west.

The area was originally inhabited by the Canarsie Indians and later settled by the Dutch in 1620. A few decades later, thanks to land grants from Governor Peter Stuyvesant, Cornelius Van Werckhoven from the Netherlands purchased what is now Bay Ridge and Fort Hamilton for a very small amount of money.

The area remained an isolated stretch of rural land until the electric trolley line was introduced to Brooklyn in 1892. The trolley connected various points of Brooklyn and Fort Hamilton soon flourished. .

Fort Hamilton and Bay Ridge experienced waves of immigration and just like other areas of New York City it became a true melting pot. Irish and Italians immigrants made their way to the neighborhood in the early part of the 20th century followed by Syrian and Lebanese immigrants in the 1950s. More recently, Asian and Arab-Americans call Fort Hamilton home.

Modern-day Fort Hamilton may not have the cool factor that other Brooklyn neighborhoods flaunt but there are many trade-offs. It offers tree-lined streets and friendly neighbors. Most residents will tell you it has a small-town feel with the added perk of affordable housing. Fort Hamilton’s proximity to the Verrazano-Narrows Bridge and access to Manhattan-bound trains make it a very commutable neighborhood.
