Property Description for 44 Lispenard Street, 2-FLR

Welcome to your luxurious oasis in the heart of Tribeca. This meticulously designed 2-bedroom, 2-bathroom home with 14' ceilings and a 7'X17' loft space offers a unique blend of Nordic design principles and New York loft living, creating a harmonious and contemporary retreat.

As you enter through your private keyed elevator, you'll immediately feel the warmth and elegance of the space, renovated in 2022 with the utmost attention to detail. The entire apartment exudes a sense of quality, sustainability, and longevity, with every finish carefully selected to enhance the living experience. The open chef's kitchen, custom-made in Denmark, showcases sustainable quality materials and a full suite of Miele appliances. A separate vent installed in the ceiling efficiently eliminates cooking fumes, maintaining air purity.

A cast iron encased glass partition wall separates the main living space from the bedrooms and den, allowing natural light to flow freely while maintaining privacy and elegance. To the left of the glass partition is a hidden built-in bar and wine fridge. The primary bedroom is a retreat, featuring an en-suite bathroom and a spacious walk-in closet with custom-made elements by a local millworker. Both bedrooms have large south- facing windows. The bathrooms offer heated floors, Vola fixtures imported from Denmark, and custom-made vanities crafted by local millworkers.

Throughout the home, the floor and wall panels feature exquisite Dinesen Douglas Fir wood imported from Denmark, boasting ultra-long, wide, and thick solid wood boards that add a touch of natural beauty to the space. A professionally designed lighting system centrally controlled by the Brilliant Smart Home system, in conjunction with Nest, allows you to easily customize and manage lights, temperature, shades, music, TVs, and more through panels on the walls or an app.

The highly energy-efficient HVAC/Heat-pump system has 4 zones and is seamlessly integrated into the home, controlled by Nest smart thermostats. Additional insulation on the exterior wall in the back ensures optimal temperature control year-round, while also conserving energy.

To top it all off, there is an in-unit vented Miele washer/dryer and a 30 sqft storage cage located in the basement.

44 Lispenard is a professionally managed loft condominium offering video security, an elevator, part-time super, storage, LOW maintenance, and is pet- friendly. Located mid-block on a low-traffic Tribeca street, residents enjoy world-class shopping, art galleries, and restaurants within mere moments of their home. Hudson River Park, Piers 25, 26, and City Winery offer plenty of entertainment options for those looking to live the Tribeca lifestyle. Accessible subway lines include the 1/6/A/C/E/N/Q/R/W/J/Z.

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
