GENERAL DESCRIPTION:

353 West 21st Street is a beautiful property that consists of a four-story, south-facing, 21-foot townhouse in Landmarked district. The total lot size is approximately 21x90 feet. Within the home there is 3,600 square feet of living space plus a fifth story consisting of a dry unfinished basement containing mechanicals and storage shelves.

The ground floor is a legal second unit, but the home has been occupied as a single-family residence by the last three owners over several decades.

In total the home has six bedrooms, including a full-floor primary suite on top floor with walk-in closet, two additional closets, large en-suite bathroom with a soaking tub and steam shower, gas fireplace, and terrace overlooking the garden.

There are a total of five bathrooms - four full and one half.

The large backyard consists of a professionally maintained native-plant garden, with a sunken patio protected by a large, retractable Sunsetter awning. The garden is maintained by an automatic drip watering system.

Central air conditioning cools the garden and parlor floors. Highly effective and efficient through-the-wall Fredrich air conditioning units are in all but one of the second and third floor bedrooms. Each floor is a separate, thermostatically controlled heat zone. The parlor and master floors have radiant floor heat. The garden and second floors have radiators.

The front and rear brickwork has been repointed and repainted, respectively, under current owner. Coated copper roof also installed under current owner.

PROVENANCE:

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
