Property Description for 100 Ocean Parkway, 4-G

Welcome to this extra large and extremely charming one-bedroom, one-bathroom co-op apartment on the fourth floor of The Kensington in Windsor Terrace. With approximately 814 square feet of space, 100 Ocean Parkway #4G provides plenty of room to spread out. Recently renovated, the windowed kitchen features all new stainless steel appliances, a cast iron sink, Caesarstone countertops and a delightful blue and white checkerboard ceramic tile floor. Storage space is maximized with a full-size double-door refrigerator, well-placed upper and lower cabinets, plus two large open shelves. In the oversized south-facing living room, natural sunlight streams in through two large windows all day. Large enough to fit a full-size dining table, you can easily entertain family and friends. An expansive foyer with a closet provides even more space that can be used any number of ways. Tucked away in the back of the apartment, the large, private bedroom has a closet and two windowed exposures (enjoy lots of light and a cross breeze!). The long hall to the bedroom is lined with closets, providing even more smart storage. Radiating vintage charm with its classic pink sink and tub, the windowed bathroom has been thoughtfully updated with a new tile floor. Amenities include a part-time doorman, live-in super, two ground-floor laundry rooms, bike room and an in-building garage (waitlist for parking). Cats only, (sorry, no dogs). 100 Ocean Parkway is a post-war elevator building conveniently located at the nexus of Windsor Terrace, Prospect Park and Kensington. The Fort Hamilton F train stop, the library and Greenwood Playground are less than a block away. Leisure is nearby at Prospect Park, the Tennis Center and the Parade Grounds, not to mention easy access to popular Windsor Terrace eateries Le Paddock, Della, Hamilton’s, Batata, Brancaccios and more. There is currently a $256 assessment for roof and facade work in addition to the monthly maintenance.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
