Property Description for 161 West 15th Street, 7-F

This amazing, renovated duplex top-floor penthouse loft has everything a discerning buyer could want, with two bedrooms; soaring 12' ceilings; south, east, and west exposures; modern features; and the loft’s crown jewel: a huge, lavishly planted private roof terrace. Upon entering, you’ll be impressed by the spaciousness and high quality of the loft interior. The architect-designed home has huge windows, 3 zone central air conditioning, a wood-burning fireplace with tiger’s eye marble mantle, hardwood floors, and custom lighting throughout. The stunning cook’s kitchen has custom cabinets and well-thought-out storage, Caesarstone counters with marble backsplash, Thermador appliances, vented Bosch hood range, Sub-Zero refrigerator, and Bosch washer-dryer. The main-level living room is ideal for relaxing and entertaining. The separate kitchen is conveniently located—tucked away but easily accessible to the living area. The main level holds the primary bedroom and two spa-like bathrooms, one featuring an oversized glass-enclosed shower, and the second with a large cast iron soaking tub. Both bathrooms have stone tiles and designer hardware. The main level contains excellent storage, two walk-in closets, and a dressing area. One flight up is the second bedroom/guest room/home office, with windows facing east and west. A few more steps lead to the unit’s pièce de résistance: an amazing, over 1000 sf roof terrace with mature trees and plantings, stone pavers, irrigation system, sound system, and furniture. The deck includes a separate storage/utility shed. As an extra bonus, roof rights are available for purchase, with the opportunity to add interior square footage (subject to coop and city approval). 161 West 15th is a meticulously maintained, financially strong building on a beautiful Chelsea block with a live-in superintendent, full-time porter, video intercom, two high-speed elevators and bike storage. It’s convenient to all major transportation, shopping, parks, and night life.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
