Property Description for 5 West 127th Street, 5-A

Gorgeous and green, this treeline 2BR/2BA condo with large balcony and low monthlies faces full south on the 5th floor of a tax-abated boutique condominium with elevator, gym and roofdeck. Splendid all-day sunlight and gentle views make this home a true oasis. Airy, ample, and amenity-rich, 5A features a large living and dining room that gives onto the balcony (which is itself big enough for dining, entertaining, yoga, etc.), and a king-sized primary suite and secondary bedroom. The primary wraps the corner and is beautifully illuminated from both south and west, while the living and secondary bedroom draw all-day light from full south exposures. The windowed chef's kitchen offers a gas range, integrated microwave and dishwasher, and plentiful storage space. The owners have upgraded both full bathrooms with new vanities and lighting, and the laundry closet houses a suburban-sized Samsung washer and dryer (vented). HVAC heating and cooling systems leave the large, triple-paned windows free to bring in the maximum of light with the minimum of noise. The open, intuitive layout lives large; the low monthlies keep carrying costs light. Building and location hit all the sweet spots, too: a pet-friendly boutique condo with elevator, gym, and roof-deck, fobbed package room and video intercom, and the ideal location nestled amongst myriad fabulous restaurants and neighborhood hot spots, all in a two block radius: Red Rooster, Nine Tails Coffee, Whole Foods (and the incoming Trader Joes!), and the beautiful Mount Morris Park — which has a swimming pool, playground, lawn, basketball courts and baseball diamond, chess tables, walking trails, community center and bandshell with summer arts programming. The 2/3 is two blocks away, and the 4/5/6 and A/B/C/D lines are easily accessible on the 125th Street axis, which truly has everything a person could need. NB: (fully paid) capital improvements are underway to upgrade the building facade and improve the balconies; this means the balcony will be closed for business this first summer season, but better than ever next year. The common roof deck will remain open throughout the work.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
