Property Description for 233 Pacific Street, 2-H

OPEN HOUSES BY APPT ONLY! SMALL HYPOALLERGENIC DOGS PERMITTED. A modern two-bedroom, two-bathroom condominium with a palatial private outdoor space and soaring ceilings of nearly 11 feet at the border of two of Brooklyn’s most coveted neighborhoods: Cobble Hill and Boerum Hill. Upon entry, one is welcomed by radiant sunlight pouring through enormous windows that frame views of the piece de resistance of the residence - a planted and irrigated set-back terrace of nearly 550 square feet. This jaw-dropping oasis receives unbelievable sunlight from its eastern and southern exposures and is plumbed with a gas line for a BBQ grill. Every single window of the home faces onto the terrace, providing a unique pin-drop quiet experience where there is no exposure to the street. The loft-like great room of this immaculate apartment features gracious areas for both living and dining and a semi-open kitchen with ample freshly painted cabinetry, stone countertops, and appliances by Sub-Zero, Viking, and Bosch. The king-sized primary suite boasts two copious closets and a luxurious marble bathroom with a tempered glass-enclosed shower stall and new vanity. The spacious second bedroom is also large enough to be a primary and is adjacent to another full bathroom with a deep Kohler soaking tub. Newly finished walnut-stained floors, a ductless split AC system, motorized Lutron shades, and recessed lighting are throughout, and a vented Miele washer/dryer is a wonderful convenience. Pacific Views Condominium features two elevators servicing only 26 homes, a spacious and furnished roof deck complete with a gas grill, a virtual doorman that escorts package and dry cleaning deliveries into a secured package room, a parking garage with internal building access, and 24-hour video security. 233 Pacific Street is nestled comfortably between the unbelievable restaurant, cocktail, and shopping options on Court and Smith Streets, around the corner from Trader Joe’s and Sahadi’s on Atlantic Avenue, and an easy walk to Brooklyn Bridge Park. This boutique condominium offers convenient access to almost every subway line in New York City including the 2, 3, 4, 5, A, C, F, G, and R trains.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
