Property Description for 2 Charlton Street, 6-E

Rarely available spacious and elegant 2BR/2BA move-in ready co-op. Perfectly located in the Hudson Square area of West SoHo amidst all that lower Manhattan has to offer. This beautiful apartment was fully renovated just a couple of years ago, featuring the finest fixtures and finishes. The over-sized living and dining areas enjoy an exceptionally bright and open view all the way to midtown and the Empire State Building. These areas feature wide plank European white oak floors, custom moulding, wall sconces by Apparatus Studio and lighting fixtures by Visual Comfort. Big enough to entertain graciously, to host a large dinner party and to live most comfortably day to day. The windowed kitchen opens to the living and dining areas, providing a sophisticated feel consisting of Calcutta Lincoln marble counters (sealed with Tuffskin which protects from stains and etching); custom sold wood cabinetry with soft close hardware, concealed Bosch refrigerator/freezer (including icemaker); dishwasher and stainless Fisher Paykel gas stove/oven, a built-in microwave and Waterworks fixtures. Great storage and gorgeous Simon Pearce glass pendant lights make this kitchen a joy for the most discerning chef. The king-sized primary bedroom is light and airy with open views to the North and East. Windows include remote controlled roman and solar shades and customized and large California closets with automatic lighting. The highlight of this suite is the spa-like windowed primary bathroom with Waterworks fixtures, an oversized shower, white Thassos and Carrara marble and heated floors. There is a wonderful double sink and vanity with two medicine cabinets, enhanced by custom wall sconces. The second bedroom is oversized and large enough to accommodate two double beds. It too features a custom California closet and European white oak flooring. The second bath is lovely, including a deep soaking tub, gleaming white tile, custom lighting, heated floors, Waterworks fixtures and a Bower Studios vanity mirror. New thru-wall HVAC units in each room are concealed by custom covers and controlled individually and remotely via WiFi through the Cielo app. Forbes & Lomax (British) electric switches throughout add to the posh vibe. Another remarkable feature are the sound barriers installed at the shared walls at the living room and second bedroom and extra sound protection beneath the floors. And, the apartment benefits from all new electric and plumbing. Custom entry closets add additional storage capacity. And, installation of washer/dryer is permitted in the unit, subject to Board approval. The building does enjoy an immaculate and large common laundry, open 24/7 with machines controlled via an app alert when cycles are complete. This is an extremely well-managed, full service cooperative building with 24/7 doorman, resident manager, extensive staff, common garden with outdoor seating, bike storage and parking garage accessible directly to building (available for rent). Pets and 75% financing are permitted. Pied-a-terres and sublets are not. 2 Charlton Street is located in the Charlton-King-Van Dam Historic District, listed on the National Register of Historic places, whose charm consists of the largest concentration of Federal Style and Greek Revival row houses. This coveted location is part of the exciting Hudson Square area of West SoHo, home of the new Google Campus at St John’s Terminal, Disney’s New York Headquarters, and enjoying close proximity to the West Village, Meatpacking District, TriBeca, the myriad of outdoor and sports amenities along the West Side Greenway and various fitness options nearby, sunset walks along the Hudson River, numerous enchanting dining, shopping and cultural opportunities and creature comforts which make this such a special place to call home. Transportation is easily accessible via the C/E (Spring St); 1 (Houston St); and numerous trains at nearby W 4th St Station. It is also exceptionally easy to get into/out of Manhattan from this location. Please note: a monthly assessment of $634.92 is in effect through October 2026 to pay for a complete renovation of the building’s lobby and entrance areas, as well as to conduct Local Law 11 work. 2 Charlton Street #6E is a beautiful, sophisticated, and quintessentially New York home. Please contact us to make it yours.

Soho | Manhattan

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
