Property Description for 117 East 24th Street, 10

Residence 10 is an expansive loft that encompasses the entire floor of the boutique Madison Square Condominium. Its recent renovation, executed with museum-quality precision, harmonizes the gracious and sprawling layout with sunny open views, elevating the space to an extraordinary level. The pristine poured polyurethane floors add a serene minimalist glow. The 11' ceilings and oversized windows provide a grand sense of space and light throughout. The 30' entrance gallery leads into a sweeping entertaining space spanning 43' along the southern side of the loft and 38' along the west. A wall of oversized UV protected windows to the south provide protected views and skies, while the west-facing windows provide iconic MetLife clock tower views and warm afternoon glow.

The chefs' kitchen features Kentucky Bluestone, marble counters and built-in butcher blocks. There is custom cabinetry from floor to ceiling providing extensive storage and the appliances include SubZero and Miele. In addition, there is a Professional Series Thermador vented range with built-in charcoal grill and a separate Thermador oven. All bathrooms have been recently updated with finishes of the highest quality including Corian countertops and Venetian plaster walls. The fixtures include Toto, Geberit and Duravit. The oversized powder room/spa bathroom features a large brand new infrared sauna and plumbing exists to turn this into a full bathroom. There is central air-conditioning throughout and washer/dryer within this home.

Built in 1920, Madison Square Condominium is a historic 12-floor loft building situated on a quiet residential street. It is centrally located in the midst of downtown's finest neighborhoods - Flatiron, Gramercy and NoMad, and one block from Madison Square Park. The neighborhood is rich with historical architecture including the renowned New York Life Insurance building and the Metropolitan Life Insurance tower to the west. 24th Street was the "equine epicenter" of the city and home to the largest horse dealer in the world around the turn of the century. Now, you will find some of the finest shopping and restaurants in Manhattan, including Eleven Madison Park, Hawksmoor, Cote in the neighborhood.

Please note: While the square footage is listed as 3,547 SF, the measured gross physical square footage is 4,024 SF. The offering plan was amended to reduce the square footage to allow for approximately 500 SF of exclusive use common area within the loft for access to elevators, interior building staircase and mechanical room on each floor. This exclusive use common area remains part of the usable physical space. Also note: the window in the west facing bedroom is a lot-line window, however, the adjacent building which was built in 2020 is fully built to the max allowable per NYC zoning.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
