Property Description for 76-15 35th Ave, 4-M

Triple Mint One Bedroom at the Colton CONDOminium! Apartment 4M was tastefully gut renovated with no detail overlooked to allow for the comforts of modern living in a classic NY pre-war Condo building. The prewar aesthetic was preserved throughout with 9-foot ceilings, beautiful hardwood floors with herring bone pattern accents, recessed dining room shelves, and new solid doors, windows and baseboards were added to complement the historic details. The high prewar ceilings were accentuated by enlarging the height of the doorways throughout the apartment to provide a loft-like airy feel.

The enormous 27 x 12 living room easily fits a work space, living and dining areas. Adjustable recessed LED light fixtures provide all the benefits of new energy efficient lighting. The windowed kitchen was reconfigured as an open concept, with a pass through counter between the kitchen and living room, and has stainless steel appliances, custom cabinetry and granite countertops.

Leading to the primary bedroom is the renovated windowed bathroom with a Duravit sink, Kohler medicine cabinet and a custom-made recessed cabinet for extra storage. The large sun-filled bedroom fits a king size bed with ample room for a sitting area and/or work space. There is no shortage of storage with a walk-in closet in the bedroom and an ample 11-foot long hallway closet.

The historic Colton Condominium was built in 1939 and is staffed effectively with a live-in full-time superintendent, a full-time porter, a part-time doorman and a pro-active condo board. The Colton has a bike room, common laundry and soon to open interior garden/courtyard and gym, and a roof deck is expected to be added with expansive views of the Manhattan skyline.

The building is conveniently located near the E, F, M, R and 7 train lines accessing all five boroughs, JFK and LaGuardia airports within minutes. In addition, the exciting Interborough Express project is already in development, creating a 14-mile rail line which will run along existing rail infrastructure between Jackson Heights and Bay Ridge, shortening travel time between Queens and Brooklyn.

Apartment 4M is located in the historic heart of Jackson Heights, where youll have access to an array of outstanding dining as listed in the New York Times list of 100 best restaurants in NYC, shop for the best organic produce at the Sunday farmers market, enjoy an evening of music, poetry, or comedy at Terraza 7, Espresso 77, or The Queensboro or take a food crawl tour or attend the Night Market to discover the worlds best cuisines. Jackson Heights | Queens

Quick Profile

Jackson Heights has one of the most diverse populations in the city, and over 100 languages are spoken here. With this cultural diversity comes supporting restaurants, bars, shops and cultural opportunities. It is a mix of commercial and residential properties. There is a wide range of shops and service businesses, so that anything you would need, from a barber, to a pharmacy, to clothing, and food is available right in the neighborhood, no matter which culture or language you might need these services provided in.

Jackson Heights has three nicknames, based on micro-neighborhoods with the neighborhood as a whole. Little India occupies an area on 74th Street, while parts of 73rd Street are known as Little Pakistan. Little Columbia is along 37th Avenue.

A large portion of Jackson Heights has been designated as an historic district, from Roosevelt Avenue to Northern Boulevard, between the east side of 76th Street to the west side of 88th Street.

Jackson Heights was a planned community, where the first “garden apartments” were created in buildings constructed around central gardens and green spaces that gave neighbors a place to meet and socialize with one another, created places for children to play, allowing light to come into the apartments and air to flow freely through them. These gardens are private and only residents have access to them. Passing by the buildings, you might not even guess the gardens were there, as they are not generally visible from the street.

Additionally, there are some mid-rise apartment buildings. Some of these are rentals, some are co-ops, and some are condos. There are a few attached row houses that provide housing for one to three families.

As much as Jackson Heights might be full of noise and mix of cultures, it also has a quieter side, where the various cultures mix and mingle and learn about each other against a backdrop of beautiful architecture and a culinary landscape that brings the world to Queens.
