Property Description for 112 East 2nd Street, 4-L

MODERN INDUSTRIAL CHIC DESIGN IN PRE-WAR COOP

This beautifully renovated and spacious fourth-floor apartment is a stylistic gem. Modern design features, which include an open floor plan and clean architectural lines, are seamlessly blended with pre-war features such as vintage hardwood floors, doors, and hardware, all of which have been restored to their original glory.

Not a single square inch was overlooked during the renovation. The completely gutted bathroom features custom oak shelves and vanity, a solid marble vessel sink, marble floors/walls, and oil-rubbed bronze trim throughout. The huge kitchen boasts endless quartz countertops, a marble backsplash, and a kitchen nook that doubles as an eating space and workspace. The kitchen opens to a 240 sq ft living room with eastern exposures that easily accommodates a large dining table. Not to be outdone, the 240 sq ft bedroom at the other end of the apartment features a folding wall with noise-reducing acoustic panels that divides the spacious room into two rooms with separate entrances (the functionality of a 2 bedroom, for the cost of a 1 bedroom).

Other updates include skim coated walls, new base, and crown molding, recessed LED lighting, marble window sills, ceiling fans, cedar lined closets, in-wall wiring for hanging flatscreens in the living room and bedroom, custom floor-to-ceiling cabinets in the pantry and bedroom that maximize storage space, and partially updated internal plumbing and electric.
Located in one of the most popular pre-war buildings in Windsor Terrace, your future home is close to the F/G trains, B67/B69 bus lines, Prospect Park, the Windsor Terrace Library, Greenwood Playground, and just steps away from shops and restaurants such as Steeplechase Coffee, Batata Pita Bar, Jaya Yoga, Hamilton's, and Brancaccio's.

The well-maintained building has two elevator banks, a live-in super, a very generous pet policy, a package collection system, a 24-hour laundry room, a recently refinished all-age appropriate playroom, a rehearsal/recording studio/music room, stroller/carriage or other all age appropriate small vehicle parking, bike storage, storage cages, composting, and a lush garden.

Maintenance includes heat and hot water. There is an additional monthly fee of $60 that covers high-speed internet/cable TV/HBO/Showtime and a monthly assessment of $45.44 that is in place until 8/31/2022.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
