Property Description for 313 East 10th Street, PH

THE ULTIMATE IN FLEXIBLE PENTHOUSE LIVING. This brand new, one-of-a-kind luxury loft sits on the top floor of a 25' wide brownstone in the middle of a landmark block overlooking Tompkins Square Park with an inspiring view of One World Trade Center. Along with the intriguing design and efficient modern tech, this apartment comes with incredibly low maintenance. The apartment just finished a two-year gut renovation and was designed to blend Victorian and loft living styles with Contemporary and Deco flair. The expansive Great Room is the centerpiece of the home with an arched, beamed ceiling, a working fireplace, a gorgeous Oak built-in and airy skylight. On one end you have a symmetrical modern kitchen with floor-to-ceiling storage, a top-of-the-line induction range, a deep cast iron sink with reverse-osmosis water filtration and undermount lighting. Past the waterfall quartz kitchen counters is a dining area under a skylight with a built-in display wall. Continuing towards the southern windows there is a wood-burning fireplace that graces the oversized living area. A large alcove houses an office and den that can be converted to a guest room with a hidden murphy bed and a custom telescoping pocket-wall. The back portion of the apartment offers serenity and continued flexibility. The 25' width allows for a king bed sleeping area, a library/ office area with more oak built-ins, a decorative deco fireplace, and a Tonal gym and yoga area underneath an oversized skylight. There is another pull-out pocket wall that can officially separate the bedroom from the library, creating two private spaces when needed. Off the primary bedroom is an incredible custom walk-in closet with 100+ cabinets and drawers with room for 100+ pairs of shoes! With its skylight, the massive closet can be used as a guest room with a Murphy bed or converted to a full-time bedroom. Finally, the primary and secondary baths blend today’s luxury with historic design. The main bath houses a walk-in shower and separate tub with a hallway vessel sink perched on a significant vanity that is contemporary and reminiscent of the early days of plumbing in NYC. The second bathroom is a state-of-the-art wet room that can also be used as a shower. There are pocket doors that allow multiple configurations of access to the bathrooms and sleeping areas. PACKED WITH LUXURY TECH. Along with top-of-the-line Miele appliances, there is Fisher and Paykel’s best refrigerator with filtered, chilled water and ice. For HVAC, the apartment is outfitted with Mitsubishi’s best HyperHeat technology with six sleek, space-saving ceiling units that work very efficiently in all NYC weather. A 6-speaker Juke Audio Bluetooth system can fill the home with sound. Three Samsung Frame TVs provide beautifully rendered art and entertainment throughout the apartment. There are many more details and new features - please inquire for the full deck which has even more of the dynamic details in this all-new penthouse.. 313 East 10th is a 5 unit walk-up coop that was originally built in 1848. East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
