Come and view this 5th Floor cooperative (co-op) apartment situated on half of the top floor — so no one will be living above you — measuring appx. 1,200 square feet. Very sunny/floor-through unit, in a WALK-UP building, will need some TLC and your imagination to give your personal touches through renovations. This is a RESALE (not a restricted sale/no HDFC Income Restrictions).

There are 8 rooms total, with the potential to remove walls to make larger rooms. Approximately 10' ceilings throughout the unit. Windows in all rooms giving light exposure from the north, west and south. There are 4 bedrooms with no closets; however, closets can be easily added. One bathroom; with the potential to add another bathroom. Windowed kitchen. Installing a washer and dryer are permitted.

Living room boasts separate bonus space (the 8th room) that can easily be used as an additional bedroom, den, office, study or play area. Only the apartments on the west side of the building have this bonus room (but not the 1st floor). Large grid-glassed French doors divide/separate the large dining room from the living room. The attached Floor Plan is from a similar unit on the same line.

(There may be the possibility to purchase some roof rights and/or get permission to install split unit air conditioning/heating combo systems.)

**The photos shown have been AI virtually created/staged to provide some ideas on usage of space; some rooms will appear a little larger than the actual rooms.** Renovations recommended to give the apartment your personal preferred touches!

Pets are welcomed upon approval.

This South Harlem building is only 2 blocks above the top of Central Park; plus near 2 different subways lines and several bus lines. In walking distance to fine dining, shopping, and Columbia University campus area. There is an open-air market every Saturday just 2 blocks west.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
