Property Description for 304 West 115th Street, 3-B

APPLICATION OUT This spacious two bedroom, two bathroom condominium apartment for rent features nine foot ceilings and a split layout. It has a loft-like atmosphere that invites you in to roam around and explore the 1345 square feet with three exposures-- North, South, and East.
Each room is unique starting with the entry that has a mud room area for wet footwear and a closet that includes a pet door for kitty-- whether you have one or not! There are oak hardwood floors throughout. The huge open and windowed, chef's kitchen would make Martha Stewart smile! It has a large island with seating, and plenty of work-space to prepare Thanksgiving dinner. All appliances are stainless steel and the dishwasher has a dual option for large or small loads. There is even a wine cooler, so keep that corkscrew at the ready!
The split layout has the primary bedroom in the back with a southern exposure. The large window catches the sunlight when you want it and has blackout shades for when you don't. There is a huge walk-in closet with customized built-ins. And the primary bathroom is adjacent, with a hallway entrance. The second bedroom has a creative layout to inspire the imagination in both young and old alike. It features a loft sleeping area over a trundle bed with plenty of room for a home office. And last but not least, there is a washer /dryer in the apartment.
This home has a few furniture items that the owner is willing to leave for you in case you need something. It also comes with a large storage unit in the basement along with bicycle storage. The HARLEM HORIZON is a 15 unit, eight story condominium built in 2006. There are only two apartments per floor. It has a virtual doorman/video security intercom entry system and a package delivery room. The building has a rooftop deck with city skyline views. It sits on a quiet, residential, tree lined street just a block away from the B, C subway train. The vibrant neighborhood is filled with supermarkets, restaurants, and other personal service businesses. Central Park, Morningside Heights Park, and Columbia University are all nearby.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
