Property Description for 118 East 25th Street, 8-FLR

Must see FULL FLOOR "White Box" loft with a canvas spanning approx. 4,000 SF awaits your custom vision! Imagination is the limit of possibilities with the magnificent dimensions and space this pre-war loft offers to create a stunning residence, or Live/Work space, in Flatiron off of Park Ave. One of only 12 units in an elegant pre-war boutique building, the light from the triple exposures on the 8th floor - North, East, and South - coming through 15 huge windows, and approx. 12 foot ceilings provide the setting for a variety of flexible layouts with at least 4 bedrooms, multiple baths, in unit laundry, and the amenities that fit your custom style. All the historic charm is there as you walk through the loft's private and secure keyed elevator entrance. Just bring your architect and vision. While the current Certificate of Occupancy is for commercial usage, the loft has recently been converted to a "White Box" towards the conversion of its C/O for residential usage, thus paving the way for a new owner to create their dream home. Another compliment to this opportunity is the low maintenance at $5,377 a month that comes with such a huge space. 118 East 25th Street is a pet friendly, self managed building with low maintenance and a flexible sublet policy. Parents buying with or for children, Guarantors, and Pied A Terres are all allowed. Max financing is 75%, and there is a flip tax paid by the seller. The building is positioned very conveniently near the 6, N, R, W, a block and a half from Madison Park, minutes from Gramercy Park, and near all the amazing restaurants, markets, and shopping Flatiron has to offer. ** Some images are virtually staged for visualization and conceptional purposes only. All dimensions and measurements on floorplans are approximate. Please consult an architect.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
