Property Description for 273 Windsor Place

Located on a shady, tree-lined block in quaint and accessible Windsor Terrace you will find 273 Windsor Place, a magnificent 3,400 SF, 20 ft wide, townhome with untapped potential. Currently set up as a 3-family, the home could be beautifully converted into a two-family with a sprawling owner's duplex occupying the top two floors (see alternate floor plan). In its present use, three excellent one-bedroom floor-through apartments, each with unique features that blend charm and functionality seamlessly, provide exceptional income and living potential. The garden-level unit features a massive living room with bay windows and a built-in cabinet. Off of the living room is a large-sized room with a pocket door and wide closet, perfect for a quiet study/office space and currently used as a bedroom. A small room off the eat-in kitchen could function as an additional bedroom or office/art/meditation space. With a full-sized bathroom with a bathtub and in-unit stackable washer and dryer, the garden level offers tenants or end users coveted convenience. An enormous 700 SF private patio/garden provides a serene retreat within the city. Moving to the parlor floor, you'll be impressed with the flexible floor plan and timeless updates. Like the garden floor, this unit features bay windows, jaw-dropping high tin ceilings, a stackable in-unit washer and dryer and a full-size bathroom with a bathtub. A recent kitchen renovation incorporated stainless steel GE appliances, including a microwave, dishwasher, and 5-burner stove. A deep sink and new cabinets complete the update additions, making the space prime for chef enthusiasts. A flexible space between the living/dining room and rear-facing bedroom provides endless setup options for WFH, den, or art/yoga area. If converting to a duplex, the space could be used as a prime center parlor, reinvigorating the home's historic charm. Ignite your designers' touch on the top floor of the home which has not been recently renovated. This apartment features hardwood floors, bay windows, high tin ceilings, and a bonus room that, while previously used for storage, can easily be used as a bedroom. There are plenty of opportunities to enjoy green space with access to Prospect Park and Greenwood Cemetery nearby. Nighthawk Cinema and Central Brooklyn hotspots Syko restaurant and market, Krupa grocery, Winner, and Fonda are just a short walk from the home, as is the F/G line.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
