Property Description for 321 Clinton Street

Discover one of Brooklyn's most breathtaking residences at 321 Clinton Street, a magnificent two-family brownstone offering mesmerizing historic architectural details and an entirely modern total overhaul. Featuring a luxurious five-bedroom, four-bathroom owner's residence and a one-bedroom, one-bathroom garden flat. Exceptionally grand and detailed, the renovation by architect Ole Sondresen was executed with a classic restrained finish using incredible attention to detail and quality while utilizing passive house principles to create a healthy and efficient home within the historic shell. Triple pane windows and doors create a silent interior from which to observe the world outside.

A gorgeous Italianate fa ade and classic high stoop with rare original ironwork make a dramatic first impression on this charming tree-lined street. Inside the four-level owner's residence, ornate 19th century details, including intricate wedding-cake molding and original fireplace surrounds, meld beautifully with thoughtful contemporary updates, creating a remarkable setting for modern city life. From the foyer, arched double doors open to a regal and immense formal living room, where breathtaking crown molding and trim soars above inlaid hardwood floors, and extra-tall windows with art nouveau opalescent glass flank a classic pier mirror. Frame the stunning marble fireplace with multiple seating areas. Ahead, the dining room welcomes your next lavish gathering, flanked by a matching fireplace and pier mirror. The contemporary sun-filled kitchen caters to serious chefs and gatherings large and small with rows of white cabinetry and open shelving surrounding upscale appliances, including a vented Bosch induction cooktop, Miele oven, and Sub-Zero refrigerators and freezers. A charming bay window banquette and bar counter seating provide ample space for casual meals. Or, step out to the charming screened porch and the oversized landscaped garden below to enjoy al fresco dining and entertaining.

From the parlor floor, ascend the graceful skylit staircase to explore the third-floor primary suite, complete with an enviable dressing room and access to a private terrace with garden views. Nestled within the projected bay, the en suite spa bathroom melds old and new with console vanities, a custom medicine cabinet, a clawfoot tub and separate shower. Pocket doors connect the owner's suite to a secondary bedroom, creating an ideal layout for a home office or nursery, or lounge, while a second full bathroom and laundry closet add convenience to this level. Above, three more secondary bedrooms flank a benched landing, and another well-appointed full bathroom opens to a second terrace. The top floor of the owner's residence is a flexible full-floor family room providing a generous footprint for relaxing and unwinding alongside built-in cabinetry, a wet bar and an A/V system with a projector. The bathroom on this floor was inspired by the Scandanavian sensibilities of the architect, complete with multi person sauna.

In the garden flat, enjoy a large living/dining room with an adjacent sunroom and garden access, a full kitchen, a bathroom and a sprawling bedroom with a walk-in closet. You'll never want for storage, thanks to the huge basement, where a large laundry room includes an LG washer and vented dryer. Gut renovated in 2013-2014 by Taffera Inc., this home's extensive updates include new plumbing, electrical and roofing, full home multi-zone HVAC, triple-paned Zola tilt/turn windows, plus a resurfaced fa ade and stoop.

Built in the 1860s, this fine home sits within the Cobble Hill Historic District on a lovely tree lined block offering "an air of charm imparted by the residences, the trees and the church tower which dominates the scene," according to landmark historians. Here, you're surrounded by the fantastic dining, nightlife and shopping found along Atlantic Avenue and Smith and Court streets, plus acres of outdoor space at Brooklyn Bridge Park or nearby Cobble Hill Park. Transportation is effortless with F, G, R, 2/3, 4/5 and A/C trains, the Brooklyn Bridge Park Pier 6/Atlantic Avenue Ferry Terminal, excellent bus service and CitiBike stations all within reach.

Cobble Hill | Brooklyn

Quick Profile

The neighborhood now known as Cobble Hill was originally settled by Dutch farmers in the mid-1600s. Tucked along the East River, in the heart of Brooklyn, Cobble Hill is known for its welcoming, leafy streets, independent mom-and-pop shops, and 19th century brownstones.

Most of Cobble Hill lies within an historic landmark district, and building heights are restricted to 50 feet, which helps maintain its 19th century atmosphere. Building owners will often split the use of their four- or five-story buildings, occupying several of the top floors and renting out the ground floor as apartments or, conversely, occupying one or more of the lower floors and renting out the top floors. New construction and alterations to existing buildings in the historic district require approval by the New York City Landmarks Preservation Commission, which helps maintain the historic character of the Cobble Hill neighborhood.

Although most housing in Cobble Hill consists of traditional brownstones and brick townhouses,, you will also find churches that have been converted to condos, carriage houses that have become luxury apartments and Victorian school houses that have been converted into lofts.

Court Street and Atlantic Avenue are the main commercial streets in the neighborhood. You will find popular Middle Eastern restaurants on Atlantic Avenue. Court Street is home to casual restaurants, many with outdoor seating, relaxed cafes and hip bars.

Many young professionals and families live in the brownstones, townhouses, and single-family homes that line the leafy streets. Cobble Hill is a great place to live if you work on Wall Street, as you can walk over the Brooklyn Bridge to work.
