Property Description for 381 Lenox Ave, 3-C

An unusually large-format 2BR/2BA + home office plus private terrace in a boutique nineteen-unit condo, 381 Lenox 3C offers a sprawling interior layout plus a shaded 200sf terrace, and conveys with the largest storage unit in the building. 421a tax abatement runs til 2034, offering 9 years of under-market carrying costs for the new buyer. And the cherry on top: a super-sized deeded parking space (pictured) in the building's elevator-accessible attached garage is available for separate purchase. The math is smart, the feeling is sublime: Oversized east-facing windows light an ample, elegant great room anchored by a wood-burning fireplace. The kitchen is massive and equipped with super-abundant storage and counter space (and all appliances, including induction range, new within the last two years). The primary suite is California king sized, with walk-in closet and windowed bath, and the queen size secondary has a large closet and desk nook. A bright home office gives onto over 200sf of west-facing private terrace, private (no windows into the bedrooms!) and fully outfitted for maximum enjoyment. Unobtrusive PTAC heating and cooling units keep the oversized east-facing windows clear and radiant, and all are equipped with custom shade systems. It’s rare to find a 2BR/2BA configuration of this size and appeal, rarer still to find it with a long-running tax abatement and deeded parking and storage. The building trades infrequently, for good reason; this nineteen-unit community offers boutique living with thoughtful amenities, including a private garage accessible by elevator; a gorgeous common roof with multiple terraces, beautifully landscaped by building residents, and featuring multiple seating and lounging areas and panoramic city and bridge views; deeded storage; cold storage, bikes racks, fobbed package room; virtual doorman system; excellent super; pet-friendly policies; and a joyful and convenient location. Four blocks to the 2/3 trains, Whole Foods, and the recently opened Trader Joe’s, a short jog west to the A/B/C/D trains, just off the M60 for convenient transport to LGA, and surrounded on all sides by famed neighborhood restaurants like Red Rooster, Sylvia’s, and Jacob’s Soul Food, plus delightful newcomers like the Juicery and Musette Wine Bar. Green space abounds, with one of Harlem’s largest community gardens two blocks away and Marcus Garvey Park anchoring the neighborhood at 124th, and it’s a sweet stroll or Citibike down the wide boulevard of Lenox Avenue to Central Park North and the glorious Harlem Meer. Proudly represented by the Jane Advisory.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
