Property Description for 186 Patchen Ave

Welcome to 186 Patchen Ave, an Impeccably renovated 2-Family Brick Townhome in the heart of Bedford-Stuyvesant that perfectly pairs magnificent high-end renovations, charming detail, and the conveniences of today's modern living.

This Two-Family townhouse consists of an upper owner's unit comprising 3 large bedrooms and 2.5 bathrooms along with access to a beautiful landscaped and enclosed backyard and terrace off the kitchen, a finished basement with an additional powder room, and a lower 2 bedroom 2 bathroom floor through which would be a high income producing rental.

As you enter the parlor level you are greeted by a magnificent open-concept living room and kitchen featuring wide plank white oak Herringbone hardwood flooring, large sunny bay windows, tall ceilings, an original fireplace, exposed brick, and an integrated built-in speaker system. There is a large dining area beyond the living room. The stunning chef's kitchen is a chef's dream, placed in the rear of the home with floor-to-ceiling windows and a glass door leading out to the charming terrace and luscious backyard. It is adorned with a full package of white stainless steel CAFE appliances including a 6 burner gas range, and integrated hood for proper cooking ventilation: striking Calcutta Quartz countertops & island. The cabinets are a minimalist thin shaker design paired with a thin shaker walnut paneled island.

Off the living room is a charming powder room adorned with wainscoting, a floating vanity, and marble tiling.

Upstairs are three bedrooms and two full bathrooms. The primary bedroom is in the front of the home, with a lovely bay window sitting area. It features a large double closet and a magnificent en-suite bathroom complete with a dual rainfall showerhead and a double vanity. It is finished with stunning marble tiling and brass fixtures. The second bedroom is the full width of the home facing the quiet backyard. The third bedroom features a large sunny skylight and full-size closet.

The garden level houses a lovely modern 2-bedroom 2-bathroom apartment with its own mechanicals and HVAC so the tenant would pay their utilities and would easily demand a high rent to help offset the mortgage.

Head down one more flight to the finished basement which makes for a great playroom, workout room, TV room, or extra recreational space and storage! This can be duplexed with the rental for even more rental income or accessible from the hallway to be used by the owner.

Located on a lovely tree-lined block in Bedford-Stuyvesant filled with townhomes and brownstones, this property is just around the corner from local shops cafes, restaurants and so much more along Malcolm X Blvd, Ralph Ave, like Trad Room, Turtles all the way down, Chez Oskar, Good Ol Days Diner, Natural Blend, and so much more. The J and A/C Train on Broadway & Fulton, provide easy access to all that the city has to offer.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
