Property Description for 43 West 13th Street, 4-FLR

The Ultimate Refuge.

Find your Zen in this incredible loft with nearly 13" ceilings that has just undergone a $5,000,000+ renovation replacing all systems, infrastructure and finishes. Every inch of this massive home has been transformed by great design and sophisticated finishes. Enter through one of two key-locked elevators (a rarity in loft living) directly into a full-floor loft with 13 foot ceilings and an interior square footage that was measured by the owner's architects at 4,870 square feet. Brilliant light streams through 10 foot tall windows and fills the space, with views to quaint buildings of Greenwich Village's Gold Coast and the sky above them.

The kitchen is as useful as it is beautiful. Built of top-grade walnut, the custom cabinets and paneling are tactile (touching allowed!). Other extraordinary features include Quartzite countertops, Wolf, Sub-Zero, and Miele appliances, double sinks and dishwashers, plus a large breakfast counter.

There are three comfortable bedrooms and three-and-a-half bathrooms, each of which is a subtle harmony of glamour and elegance, clad in rich stone and fitted with fixtures of exceptional style and quality. The primary suite features a dressing room second to none, outfitted in rich solid walnut closets and drawers. The meditation room/home gym allows for complete privacy and relaxation. The laundry room contains large machines and a vented dryer.

Built in 1906, the nine-story Glass House Cooperative is a warehouse-loft conversion with half and full-floor homes. The well-maintained pre-war building has two keyed elevators for private access. Pets, pied-a-terre's, gifting & co-purchasing are all allowed with board approval. 2% flip tax payable by buyer.

Centrally located in prime Greenwich Village - just a few blocks from Washington Square Park, The Meatpacking District, Chelsea, and Union Square -- the Glass House is surrounded by some of Manhattan's most treasured restaurants, coffee shops, jazz clubs and boutiques.

The Glass House Cooperative enjoys a low and stable maintenance of +/- $1.70/foot. To keep the maintenance low, the board has levied a temporary assessment of $3,421 per month through 1/26 to fund the modernization of the second of the two elevators.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
