Property Description for 159 Hoyt Street

Coming Soon! 159 Hoyt - a modern townhouse rich with warmth and modern finishes. Recently gut renovated by the current owners, the resulting home incorporates both natural Scandinavian elements with urban charm and cozy vibes throughout each of the four floors. The lofty main floor allows for front to back views and is graced with wide 8" white oak flooring from Hudson Company, exposed brick and elegant Orluna lighting. The gourmet eat-in kitchen has a Subzero fridge, Bosch dishwasher and naturally beautiful Blue de Savoie Stone counters. The windowed kitchen sink looks out over your backyard and those of the townhouses lining Bergen and Wyckoff. Architecturally significant center stairs lead you to the middle floor with two large bedrooms each fitted with custom floor-to-ceiling California closets. One more flight takes you to the floor-through Primary Suite, where a king-sized bedroom gives way to open eastern views over the lush backyards of Boerum Hill. The sunlit hallway has a wall full of custom closets, a walk-in closet with it's own skylight, and a beautiful primary bathroom featuring dual sinks with Kohler and Delta fixtures throughout. The bottom floor was dug out during the renovation to create a proper family room that connects through wide glass doors to the backyard and integrates into the flow of the house. There is also a full bathroom and a mud room with side-by-side LG washer/dryers. The home was given an on-demand Bosch tankless water heater for space and cost saving efficiency and a Mitsubishi HVAC system provides central air throughout the home with linear diffusers. The whole home has brand new windows from Marvin in the front and Schüco in the back. 159 Hoyt borders Cobble Hill and is conveniently a block from the Bergen F/G trains and a couple more blocks from the A/C and 2/3 trains. Excellent retail abounds on Smith and Court streets and Atlantic Ave, including gems like Barbalu, Rucola and French Louie all within 2 blocks. Brooklyn Fare and Trader Joe's area easy stops on your way home, and a short jaunt west takes you to Pier 6 and Brooklyn Bridge Park while east brings you to the greater Barclay's Center area.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
