Property Description for 330 Third Ave, 7-J

Situated in one of Gramercy’s most coveted locations, this completely gut-renovated extra-large alcove studio home is a masterpiece of thoughtful craftsmanship and modern design. Meticulously curated, it seamlessly blends elegance, functionality, and comfort, offering a truly elevated living experience that stands apart from any other unit in the building. This corner residence has roughly a 20-foot expanse of south-facing, soundproofed windows that floods the apartment with natural light, creating a bright and serene atmosphere. The kitchen features marble and Caesarstone finishes, a Smeg oven and microwave, a Liebherr refrigerator, additional counter space, and soft-close Rutt cabinetry for optimal storage. It has been further enhanced with a custom window, created by opening the wall and building facade—a rare and extraordinary upgrade. The windowed bathroom is finished in marble and includes a large vanity, combining style and practicality. Oak floors run throughout the apartment, complementing its clean, modern aesthetic. Storage has been maximized with three custom closets, each upgraded with expanded door frames for easier access and a more open feel. The interiors are outfitted with built-in drawers and shelving, ensuring exceptional organization. Located in the sought-after Gramercy Park neighborhood, 330 Third Avenue has a full time doorman, laundry room, onsite garage, bike room, and a live-in super. The building's proximity to major subway and bus lines (including the 6, N, W, R, M23, M101/102/103, and M15) ensures easy commuting across New York City, while nearby parks: Madison Square and Gramercy, offer tranquil escapes from urban hustle. Pied-a-terres, co-purchases with working children and dogs up to 40 pounds allowed. There is an ongoing capital assessment for $259.16/mo through December 2026.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
