Property Description for 170 Second Ave, 8-B

Residence 8B is an exquisitely renovated classic two bedroom, two bath corner home in a pre-war full service building in the heart of the Village at Eleventh Street and Second Avenue. This flawlessly designed home has protected views over landmarked St. Mark’s Church to the west and wide open views of the Empire State building and the Manhattan skyline to the north. The meticulous renovation maintains and respects the character of the historic 1929 building, while bringing it completely up-to-date, replacing all plumbing and electricity, and choosing new finishes and fixtures that marry the historic period to today’s aesthetic.

New bleached white oak floors and warm colors and finishes attract and reflect the light that pours in from ten large windows with northern and western exposures. The residence centers on a large entry gallery that connects the living room to the extraordinary open kitchen and gracious dining room. The expansive living room showcases herringbone floors, a limestone and steel HearthCabinet ventless gel fireplace, and western views over St Mark’s Church and tree lined Stuyvesant Street . The corner of the living room features handsome built-in bookcases, creating a perfect library nook.

Featuring an oversize island, black honed granite counters (with a custom carved in drain board) and statuary marble tile backsplash, the windowed chef’s kitchen faces east over 11th Street and is equipped with a top of the line suite of stainless steel Thermador appliances – including a vented six-burner range, 36” French door refrigerator with bottom freezer, dishwasher and integrated microwave.

A tall french door off the central foyer leads to the bedroom quarters. The spacious corner primary bedroom is flooded with light and faces both west over the church and north towards the Empire State and Chrysler Buildings and the majestic city skyline.. The main bathroom boasts honed marble tile, a glass-enclosed rain shower, the original reglazed cast iron 5.5’ soaking tub, Toto pedestal sink and commode, and brass Waterworks fixtures. The second bedroom also faces west over the church. It boasts an en-suite bathroom and has a set of French doors to the living room, allowing it to function as either a bedroom, den/office or guest room.

Other highlights of this jewel of a residence include thru wall air conditioning and radiator heating with custom millwork enclosures, nine-foot ceiling heights throughout, tall solid wood doors with brass hardware, citiquiet windows and a vented Bosch washer and dryer.

170 Second Avenue has a recently restored majestic lobby with terrazzo floors, brass chandeliers, Art Deco murals and a mahogany-paneled elevator. The building is impeccably maintained by a wonderful full-time staff, including a live-in superintendent, porters, and 24-hour elevator attendants (switching to automatic elevators and full time doorman later this year!). Amenities include central laundry, storage and bike rooms. It is located near fantastic restaurants, Union Square, Astor Place, Tompkins Square Park, Trader Joe’s, Whole Foods, and public transportation.

East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
