Property Description for 460 Ovington Ave, 5-A

This might be the sunniest one bedroom in all of Bay Ridge and... it's on the top floor!

Step on into #5A at 460 Ovington and immediately get welcomed by cascading natural light from the South and West directions. Make a quick turn to the left and step into the kitchen to see even more sky through the huge window. The light reflects well upon the ivory colored cabinetry. The dark countertop creates a clean contrast with the creamy marble-style backsplash tiling. The cooking area has room for additional storage or perhaps even a two-top for coffee.

Turn back around and head toward the living space. Before we move in, to the left is a HUGE coat closet and/or pantry. The building designer loved the sun so much that even the closet has window... seriously!

Now on into the den trimmed with art-deco picture molding upon each wall. A tactful design choice to go with this specific molding is to pick a vibrant color for the outline. This will give just enough of a pop without being overpowering. Or, use a few alternating shades to create real depth and framing for your artwork. Don't be deceived by how beautiful the floors look, they are not new! The wonderfully restored original wood flooring further accentuates the highlight of this home... you guessed it, more natural light!

Next we have the subway tiled bathroom that pairs the color palette of the kitchen. The wash area has a solid width as not to feel cramped along with a Southern exposure. The hall leading out has two more closets with lots of storage space.

Last but not last we have the bedroom and it is a big one; oversized even! A Northern exposure way above any onlookers offers complete and total privacy. A king sized bed would fit easily and then some. Wide dressers, an armoire or a full sized work-from-home desk would complement the space well.

460 Ovington is located is an extremely convenient area with the Bay Ridge Ave stop on the R-line and multiple bus lines a singular block away. 5th Ave's offering of bars, restaurants and shops has no end. Owl's Head park and Bay Ridge Promenade are both less then a mile away.

Welcome to Bay Ridge living.

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
