Property Description for 6 West 127th Street

Welcome to 6 West 127th.

This 3-unit property has been meticulously maintained and boasts over 3,000 sqft of space. The property provides a potential buyer the opportunity to live in one unit and generate a nice cash flow from the other two units or rent all three units.

As you approach the home, you will immediately notice the stately and well-maintained fa ade of this brownstone. It is classic NYC! The property is 19 feet wide. Yes, width matters when it comes to brownstones! The backyard, which is accessible only to the owner's duplex, is lush and expansive.

Here is a breakdown of the property:

Unit 1 - This unit (the owner's unit) is a duplex and comprises the parlor and garden level plus the finished basement (so it functions as a triplex). The unit is currently configured as a 2-bedroom apartment with three distinct living area spaces; thus, it can easily be converted to a three or 4-bed apartment if needed. The unit has centralized heating and cooling and a true laundry room. The parlor-level ceiling height is also amazing, and the unit gets great southern sunlight during parts of the day.

Unit 2 - This unit is on the second floor (above the parlor level) and is a large 1-bedroom floor-through apartment. The apartment is currently occupied by a great tenant. The unit is also in very good condition and has an updated kitchen and a large stackable washer/dryer. The unit also has heating and cooling via a split system. This type of apartment rents fast!

Unit 3 - This unit is on the third (top) floor and is a large 1-bedroom floor-through apartment. It is virtually an identical layout to Unit 2. The apartment is also currently occupied by a great tenant. The unit is in very good condition and has an updated kitchen and a large stackable washer/dryer. The unit also has heating and cooling via a split system.

Please note that for privacy, we are not listing on the website pictures of Units 2 and 3, but I am happy to provide thorough video tours of each for serious buyers and agents who reach out to me. Please call and/or text me. Please also reach out to discuss current rent rolls for units 2 and 3 and potential rent for the duplex, which the owner currently occupies (therefore, there is no rent roll for this unit).

The property is centrally located in Harlem. It is within 5 minutes of the 2,3 train, as well as Whole Foods, and Harlem staples such as Red Rooster. Trader Joe's is within 10 minutes if you prefer them over Whole Foods! The block is lined with mostly other beautiful brownstones and has another Harlem staple. Harlem Grown. It really is a fantastic and vibrant block!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
