Property Description for 410 Hancock Street

Welcome to 410 Hancock Street, a stunning two-family townhouse nestled on one of Bedford Stuyvesant's most coveted streets. This Romanesque Revival gem stands as a testament to architectural grandeur, boasting a rare depth of OVER 50 feet. Bathed in sunlight streaming through its north and south-facing bay windows, this 6 bedroom, 5 bathroom and 2 half bathroom home is configured as a FOUR floor owner's unit above a high-income rental unit. (The rental unit is being offered fully furnished, providing an effortless transition to maximizing income potential. Can be delivered unfurnished as well.) The allure begins curbside, where its meticulously restored facade and charming Queen Anne stoop make a grand first impression. Step inside the parlor floor to discover 12-foot ceilings, floor-to-ceiling windows, beautiful herringbone walnut floors, and a layout that seamlessly blends style and practicality. The spacious dining area, adorned with chic polycarbonate light fixtures, sets the stage for elegant entertaining and memorable gatherings. Positioned strategically between the living and dining spaces, the kitchen stands as the heart of the home. Adorned with abundant cabinetry, a luxurious marble-topped island, sleek pendant lighting, and stainless steel appliances, including a Bertazzoni range, Fischer & Paykel refrigerator, and Bosch dishwasher, it is tailored for the most discerning chefs. Bathed in natural light, the large living room is a welcoming sanctuary. Its inviting ambiance is enhanced by the warmth of a gas fireplace. With an entrance to your expansive private terrace, you can seamlessly transition to outdoor living, where a south-facing backyard also awaits. It has recently undergone a transformation, now featuring a stone-tiled patio area ideal for al fresco dining, along with a lush sodded lawn and a decked pergola, providing a wonderfully tranquil retreat. Completing the parlor floor is a contemporary black-and-white powder room. Descend to discover the fully renovated basement with half bathroom. (This unique home has the renovated basement fully accessible from the owner’s unit!) The owners have meticulously transformed this space, revealing stunning stone walls, laying porcelain flooring and adding opulent wine storage. No expense was spared, and it shows. Upstairs you will find four spacious bedrooms. The primary suite awaits with phenomenal closet space (including a walk-in) and lavish en-suite bathroom that boasts double sinks, stall shower and soaking tub. This floor also hosts a second bedroom, presently utilized as a home office, an ideal space for remote work opportunities. Two additional bedrooms and bathrooms grace the top floor, along with the home’s laundry room. The rental unit, a highly desirable two bedroom with two bathrooms, offers a fantastic rental opportunity to offset mortgage costs. The owners have generated well over $40,000 annually in rental income over the years. 410 Hancock is located on one of the best blocks in the neighborhood. Relish in the array of top-notch cafes, bars, and eateries with favorites like Peaches, Ursula, and Saraghina, among others. Easy access to Manhattan and Brooklyn with the nearby A, C, and G trains. *Square footage includes the finished basement.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
